Has anyone heard anything about the flood zone being released and when they will lift having to carry flood ins? I heard that FEMA has done their part, we are just waiting on the City?

FEMA has had us OUT of a flood zone and NOT requiring insurance for months on end. I don't know what's taking so long, but I know my insurance agent has been working on getting our mortgage company to accept we no longer need flood insurance since before we moved in here. *sigh*

Around the 2nd week of Jan I was told by coutrywide that everything would be taken care of within 30 days.

I really wish they would speed things up! It's so expensive! And how ironic - I moved to Arizona, and I have to pay flood insurance. I just laugh when I think about it (so I wont cry)!

If anyone receives their LOMAR, please inform us all so we can be on the lookout!

Just an FYI - I asked the Sales gal this weekend about the LOMAR and she said it would be about 60 days until she hears anything from FEMA. 30 days, now 60 days. I think I'm going to give FEMA a call. I'll let you guys know how it turns out!

I asked for an update and here's the latest - 'The LOMAR is still pending. I know they asked for some items and we have already sent them to FEMA for review. We are waiting to hear back and see if they want anything further. It looks like it is close.'

I know you cannot get an FHA loan if you are in a Flood Zone. The loan type (to my knowledge) does not determine if you are required to have flood insurance. It is where the property is located in association with the Flood Zone per FEMA. I know there are properties in Desert Passage which are above the flood zone and do not require Flood Insurance.

Does anyone know if the FEMA info has been officially updated? My husband looked at the updated maps and Dessert Passage is clearly still marked as being in a flood plain...but when he called the FEMA number--the one that says "for help reading zone maps" they told him that they couldn't tell him whether we're in a flood plain and we would have to hire a surveyor. We just got a bill---that is ridiculously expensive---to renew our flood insurance. This is something we discussed explicitly with our sales person...but I would not be at all surprised to find out we were lied to about it being rezoned within the first year.

I believe the most recent update was Dec 07, 2007???

I was in a similar situation a year ago in Senita. I was told that the area had been elevated and was no longer in a flood zone. I financed through my builder and all was good. When the builder sold the title 6 months later to Chase, I go a letter telling me I WAS in a flood zone and to either get Insurance within 45 days or they would get it for me and take it out of escrow.

I put a lot of time and effort into researching the issue and indeed was still in a flood zone. I communicated with the engineering team responsible for the grading and was offered the documents if it came down to a fight. The land had indeed been raised but the LOMR was not yet active (it is now) and Chase had every right to force my hand. I communicated with my builder's corporate headquarters, customer service and finance and eventually they paid for the Flood Insurance since I had not been warned about required flood insurance.

If the map shows you in the flood zone, I think you are in a bad way. However, if the map shows you are good, find out from your finance company how to forward the docs. The work is on you, not them unfortunately. Good Luck.
