Alert | | My hubby and I have cancelled our contract with DR Horton at Homestead, their prices are just not competitive and they don't want to drop them. For those of you who are going ahead with your contract can you tell me the reasoning? Are we missing something? It just seems far too expensive compared to Glennwilde, Tortosa, and even Rancho Mirage? Plus their upgrades are crazy expensive, but maybe I'm still missing something? | | | |

Alert | Some people shopping for homes just look at the price per square foot and make the mistake of not figuring the $$$ for upgrades. Seems like DR Horton has some very inexpesive homes per square foot but when you factor in the upgrades, you seem to get less home for the money. For all you people who purchased DR Horton homes, this is just my opinion.
One thing is for sure. They are dead last in JD Power and Associates annual homebuilder customer satisfaction study. The 2007 study is supposed to be out tomorrow.

Alert | We have a contract on a spec home, so all the upgrades were included with the price, sorta free -- you can't really know what games these builders with base vs. upgrade prices tho. but it was reasonable in our case.
But we're having some trouble with the DRH Title people already . . . this may be the beginning . . .

Alert | Every builder that we looked at would only give us the base price and did not have any information on the price of upgrades. They all told us that we would meet with a designer in their design center in a few weeks. I was hesitant to sign a contract without knowing if the upgrades I wanted was going to cost me an extra $30,000 or would it be $60,000.
The Standard Pacific rep was nice enough to find me a price sheet which gave me an idea of the price of upgrades that I was looking into. So we went with Standard Pacific. If I had to do it all again I'd still go with Standard Pacific. I think they have the best price including standard features and upgrades. Their customer service is great. I have had a small things fixed under warranty and there was no fighting or arguing with them. Also the builder made the appointments and the contractors showed up on time and fixed what we asked. | | | |

Alert | | DR Horton gave me an idea of what my upgrades were going to be before I bought my house. What I like about DR Horton is a lot of upgrades are free when the other builders were charging extra for them...such as double sinks, rounded corners, vaulted ceilings, inwall pest control, etc. | | 85238>85239 | |

Alert | I know Standard Pacific has double sinks, rounded corners and inwall pest control for free. Also elevations of the house are the same price. I know most other builders have different prices for different elevations for the same model.
Ghost--is your front landscaping included. I heard with some DR Horton homes, the landscaping is extra. This maybe why some of the DR Horton Homes are occupied but the front yard is still dirt. | | | |

Alert | I went with DR horton for the following:
Price- was in the range I was looking for. Neighborhood- is the closest to the edge of town meaning I have less of the in town traffic to deal with Home was a spec- and included the features I wanted The biggest reason was the floorplan- the floorplan is ideal for what I want and need.
I recently went through the design center process. Yes things can be very exspensive if you upgrade everything. I had a very small budget for the design center but was still able to make several upgrades that enhance the house.
I am not happy that they haven't started building my house yet- so I of course have some concerns as things go forward. Time will tell. | | "The jouney of life is as much in oneself' as the roads one travels"

Alert | I hope more people become part of this forum and add any helpful information or questions they have.
We bought a spec home in Eagle Crest 5 months ago and are very happy with it. Our main concern was location. We back onto a "green area" with jogging path which made the decision for us. We had a building inspector do the walk through with us and DR Horton's people, who were there, fixed many things on the spot.
Because this was a spec home already built, we could not choose anything, but fortunately we could live with it although we would have made some other choices. CJ

By the way, I love my DR Horton house and I have been very impressed by their customer service (especially with one year warranty repair items). | | | |

I am a bit put off by the no front yard-(due to the "poll" they did and 80% of those polled said they would rather not have the builder do their yard) We are suppossed to close the end of the month so I am getting excited. I think the reason we chose them was for the quality and the price. I dont want to live in a "cheap" neighborhood. | | | |

Alert | We're closing on Sept. 26 PM. We will have our own home inspection on the day before - and the walk-through is on the AM of the 26th. I have a good Realtor and we have a lawyer reviewing the paperwork. Both will be at the closing. My hubby hates surprises! Overkill probably, but we've burned before (not in Arizona).
And I'm exicited - love the home!

Alert | So far we have had a great experience with our DR Horton home. When we first signed the contract in late Dec 06 we got a lot that is backed up to the wash and next to green space. They printed out a whole list of the upgrades and pricing so we knew if we could get what we wanted in our price range before we signed. But we did not get free double sinks, or free rounded corners etc...must have been an extra incentive afterwards. We paid for all of ours. But, since we signed the contract in Dec 06 and moved in 1.5 weeks ago they dropped our price from 211k to 183k....Very nice.
We had a rubber seal on the bottom of a door fall off the day we were moving in, and one of the super intendants drove by asked how things wre going. I told him about the door. Next morning they had a door subcontractor there to fix it. What great service. Our front yard was included as well. One thing I dont like is the Faux marble sinks in the bathrooms, they dont drain fast since they went cheap and put ones in that dont have the hole at the front of the sink to help it drain faster. Oh well...we will change that later, but for anyone that is getting ready to sign, choose the upgraded faux marble bathroom tops I think they have the hole. | | | |

-18x18 Tile -Upgraded Kitchen Sink -Upgraded Stone Elevation -Extra gate on both sides of house -Upgraded Cabinets and Counter tops -All appliances included w/ no additional cost -Upgraded Sinks in Master -All upgraded fixtures throughout -Upgraded padding and carpet -Of course free landscaping (front yard)
And there are a ton more additions, we paid far below the original asking price for the home. I absolutely love the floor plan of this house. My fiancee and I have been looking at this particular model home in Queen Creek, Casa Grande, and Maricopa...for well over 10 months. We found it at each one of those cities but not for the price. Maricopa had the best spec home deal with the most ideal upgrades and for the best price.
As for the customer service (granted I have only lived in my house for a month), they have come out and fixed everything...and trust me I had so so so much to complain about. I was as my friends that are construction said a "stickler." Everything little thing from stuff being out of plumb to some walls being slightly out of square, pillars baseline not square, an issue on my roof at dutch gabble. When I did the walk through on my house I had about 40 issues with it, they were all fixed in less than a week. I also had issues with my AC unit, sink and a few others....all of witch were fixed immediately (the AC was fixed in 2 hours). Even after we moved in we have not had a problem.
My fiancee and myself will see if this changes my years end, but as of right now they are doing an excellent job in my opinion.
