I just called the management company: Lepin and Renehan at 480-345-0046 and got their automated response indicating that they have stepped away from the phone. Ha!

I'm on the board and I don't know the answer to your question.

I don't have grass in my front yard.....but I understand why you would be concerned...I think you are specifically wondering if the management company will send a note and try to fine you for grass not maintained in the front yard.

I have left a vm for Linda Severs asking your question.

When she responds to me I will let you know.

Well now, first let the management company successfully grow a winter coat before worrying about your front yard. It does say that we are responsible for growing this winter grass, however, this rule is not enforced very much.

It is not mandatory in our community, or any that I know of here in Maricopa. We have lived her for almost 3 years in Cobblestone and while many plant a winter lawn, some do not.

So you are safe if you don't.

We tried to plant one last year, and it never took and we never got a citation for it. We don't plan to overseed this year (trying to cut the water bill ya know).

Still waiting on Linda to call me back from yesterday.
I called again today and left another message.
I also talked to her assistant, Rebecca, who said that my question was best answered by Linda.
Thus the assistant didn't know for sure either.

I'll get you their official word once they return my call.

Frustrated.

Linda just called me.
NO WHERE in the CC&Rs indicate that winter grass is manditory.
Therefore there will be NO FEES assessed for dormant grass.

had the answer been "yes, you need to do a winter lawn" yes, I would have done one, to avoid unnecessary fines. I follow the rules, because following them saves me money. If i had money coming out of my ears, I might not be worried about getting fined for things.

Then I guess you should leave well enough alone until a letter comes stating that you are in violation. Fines do not come out on the first violation letter sent. I follow the saying "if it isnt broken, dont fix it" in other words, dont go looking for trouble and bringing others down with you!

but if the fine was issued after it was too late to do a winter lawn (since now is the time to plant it), then we would be SOL now wouldn't we, and stuck paying a fine.

You can do as you wish, and I will do as I wish. There is no need to make this a huge deal, and be a jerk about it.
