Alert | I love this community and have lived here for more than a year, but really abhor Lepin Management. I was (incorrectly) cited for the wrong size rock recently and immediately called “L. Severs” to discuss the issue. She was rude and insisted that she could not be wrong about the rock size or the home she cited. (Perhaps she got upset that I questioned her. But as an employee whose salary my dues pay, it's inexcusable.)
We left off that she would come and verify the rock size as well as the lot number and call me. SHE DID NOT. The next correspondence was a certified letter (yesterday) stating that I will be fined for non-compliance (of the previous letter), and noted AN ADDITIONAL ITEM, that had NEVER been brought to my attention.
In any business dealings, I insist on professional, courteous people. Linda possesses neither of those qualities. As well, her attention to detail and keeping her word do not fall within her realm.
I am new to the 85239 community~ does anyone else feel like they are being harassed (without cause) out in Cobblestone? Is the word of this woman the final word? As human beings, we’re all prone to making mistakes . . . but I bet Linda would say, “NOT ME!!” | | | |

Alert | I have had 2 run-ins with the HOA already. Last year I received a letter stating that my rock size, tree and river rock was the wrong kind per the HOA guidelines. I called the HOA management company and was told that they (the hoa) could not have gotten it wrong. I told them to come to my house and that I would except an apology afterward. I followed the HOA guidelines to a tee! 2 weeks later I got my apology letter. The HOA had me confused with a neighbors house.
Last month I got another letter stating that my rock size was wrong again! I called Linda at the management company. She was extremely rude! I told her this was the 2nd time I got a letter for someone else's yard. Linda said "I have 20/20 vision and I don't make mistakes, I know exactly which house is yours". I told her to come out and reinspect my yard and that I would expect an apology. It has been a month now and she has never called me back or sent me a revision letter. I spent alot of money making sure that I followed the landscaping rules set by the HOA.

Alert | | The really funny thing about the Cobblestone HOA guidelines is they have 1/2" Desert Brown as one of the rock choice. Only thing is Desert Brown only comes in 5/8". Alert | | I currently have a case agaisnt Fulton pending with the Az Attny General pending, and all of a sudden Im getting letters and fee's assesed. I've also requested a copy of the budget and three days later I'm getting registered mail with more fee's for a resolved issue. Doug Fulton is just a money hungry thug, IMO. | | ..... Alert | Not to defend the HOA or the management group in anyway (i've gotten quite a few letters and i have their phone number on speed dial now). But isn't the builder out of the picture as far as the HOA goes now? The HOA board just barely went to homeowner control, and they are trying to get rid of the management company.

Alert | I'm not sure if Fulton is out of the HOA yet, we still have about 6 empty lots I think, along with 60 or so specs. Alert | Please know that the HOA is not the one assessing your fees.
The managment company does this. As far as I know, Linda hops into her car and drives to Copa to make sure our trash cans are pulled out of view, our trees in front are x feet from the sidewalk, the weeds are less than x inches tall, and the gravel in our driveway is x big.
The HOA board votes during their Executive session whether or not to enforce or waive the fees. And let me tell you---unless there is some sort of repeat offender, I vote to WAIVE the fees.
I am so not running for the board next year.
It's bad enough having to deal with the management company to get anything done....but then when people in the community start in assuming the HOA board is the one deriving the letters and sending out fees it makes me sick.
Trust me.....I personally can't stand the management company....I have had numerous run ins with Linda.....and I could care less the size of the gravel in your driveway!
Seriously I have better things to do than worry about petty issues....and I have voiced this to the management company.

Alert | Kimberly, i don't think anyone is blaming you. Some people just don't understand how HOA's work. Some think HOA BOARD=Management company. Which of course is not true. Some people use the two interchangably, but know the difference. Some people just want to bitch about everything!
Since you are the only one from the board (that I know of) that has been nice enough to keep us informed here, I hope you continue. Not everyone can make it the meetings, even though they want to.

Alert | I personally thank you for all that you do. HOA is about the most unappreciated position you can hold. My DH was the HOA pres. in our last area. Without sounding like I am complaining, becuase I am not, but you have the HOA meeting at the same time as the city council meeting. Is there any way that in the future schedules can prevent this. I don't know how dates are chosen or who schedules meetings and I know it's never as simplistic as we would all like to believe to put together a schedule and it's hard to please everyone, I know...but I would really like to go to both.

P.S. I was the one that voted for CANNED BEER to be allowed in the pool area.

It was actually discussed to not allow ANY ALCOHOL in the pool area.
For good or bad, I figured that most of us mature adults who pay their WAY HIGH quarterly dues that do enjoy the pool would actually want to kick it sometime on the weekend with a refreshing alcoholol beverage (NON GLASS BOTTLE, of course) at the pool.
Thank Goodness I had convinced the others to allow this.
BTW, my hinney was up on Sunday morning at 7:30am after one of the residents looked me up and called me at home. Apparently they were out for their morning walk and saw someone hop the pull fence. Oddly that person jumped in the pool and was out rather quickly....hopping back over the pool fence to a waiting car....(does this sound like a getaway scene to you????) Anyhooooooo The curious walkers/residents walked over to the pool and inspected it....and guess what?
SOMEONE DEFECATED IN OUR POOL not on accident not a child with a leaky "waterproof/leak proof" diaper A FLIPPING ADULT....who had a getaway car waiting on standby.
This is the kind of poop (pardon the pun) that I can't stand. I can't babysit these people. I can't control how people act. I can't raise everyone's child.
This is ridiculous. I had to drag my hinney out of bed and my 6 year old son's....go to the pool and lock it down.
Now, some might think that we in Cobblestone are without fault....that OUR residents wouldn't do such a thing......
I don't know.
I have seen many Cobblestone Residents acting crazy at the pool.
I have seen people drop off their 13 and under children and drive away..... I have seen the after effect of unsupervised little ones in the women's bathroom go NUTSO with the toilet paper----needless to say that causes plumbing issues and crap all over the floor.
And I know folks are residents....I WITNESSED a renter an ADULT male with his family in tow, scale the new gate......and begin to ask someone to let him in. I asked him to leave. NO KEY = NO ACCESS. He explained he was a renter and his landlord hadn't given him a key. He did this while his wife and kids watched---eager eyed---standing at the gate to get in.
Sorry Charlie.....complain to your landlord.
Or call the Management Company, explain your situation, and see if they can contact the person who owns the property and have them send you a key.
(The management company can only give keys out to the person/people whose name is on the property as the owner....not the leaser.)
It is also the owner's responsibility to get those keys back from the renter's or else we will always have former renter's who might move to another community continuing to use our pool.
The majority of our residents are G-R-E-A-T....it's the bad apples that cost us all MONEY and TIME. And the bad apples fall from our tree and the ones next door.....they are everywhere.
We have basketball hoops destroyed and bent.
We have graffiti....
We have had property stolen.....
It's long past time to BANNED TOGETHER....be more aware....call the COPS for any suspicious activity......RECORD LICENSE PLATE INFORMATION....RECORD DESCRIPTIONS OF PEOPLE.
The person that called me reporting the POOP IN THE POOL didn't get the license plate number. And has a vague description of the 20 something year old that did this.
Sad.
If you have children---SUPERVISE THEM.
All of these things COST US MONEY......we have had to pay to have the splash pad fixed because someone or group PULLED THE ELECTRIC WIRES out.....rendering it useless. We have had to pay to get the pool gate reinforced a gazillion times. We have had to pay to replace toys on the play area that are broken. We have had to pay to replace the basketball hoops. We have had to pay to remove graffiti.
Solution: All of us need to be more aware.... Get license plate information and descriptions....we can take these people to court and make THEM pay for their crimes.
Don't sit idle and do nothing....call the cops....report problems.
Offer suggestions to the HOA BOARD...COME TO THE MEETINGS.
We are just normal folks like you.
The next meeting is AUGUST 21st at 6pm.

Alert | | The blatant disregard for other people's property makes me INSANE~ the pooping in the pool is completely outrageous!! As far as renters/lessee's . . . why would they be there without a key? Me . . . I can't imagine hopping on over to the pool and jumping the fence and dealing with the accusing glares~ regardless of having a right to be there. SO . . . as an idea, would it be less expensive for us (as a community) to have a hidden camera to catch these bums and make them pay? As far as I'm concerned if this keeps up it's just a matter of time before they are hopping our backyard fences to poop in our pools, break our toys and graffiti our fences. We need to make it clear that we (as a community) will not tolerate their crap (both literally and figuratively). Or . . . we could call my cousin's Guido and Vinny to do a BIG BUTT WHOOPING!! | | | |

Alert | I think I'm for Guido and Vinny! ha! No no---let's not take matters into our own homes/hands ---to spoof the People's Court! We don't want anyone getting injured.
Anyway, I will write to the other HOA Board Members and inquire AGAIN as to a cameras at the pool.
I think (if memory serves me) when we last discussed this there were some issues...I believe they were:
1) we would have to have the cameras installed high enough so that folks couldn't steal them or vandalize them 2) we would have to have a server in the pool room on site that would be the host and recorder of these images. That room would then have to be kept at a reasonable temperature to support the hardware so that it doesn't heat and then stop working. 3) we would have to have it set up so that people could access it and monitor it IF THEY WANT TO (aka, a live feed think in terms of a web cam)....AND, we should be collecting recordings of activities such that they are able to be viewed later if the need arises. 4) if we do the recording are we recording to disk or dat or cd? How much space would we need and who would be designated to monitor that disk space/media usage and clean up/delete data after x amount of time/space is used so that additional data can be saved? 5) we are going to have to buy a computer/server to host this 6) we are going to have to buy the surveillance equipment 7) we are going to have to buy equipment that can capture clear enough data that the police can use it (this was recommended and pointed out by the police because others that have tried doing this bought cheap equipment that had grainy images and thus they couldn't use the data that they received!!!!) 8) we are going to have to buy equipment that has night vision capabilities.... 9) we are probably going to have to program the pool lights to go off automatically LATER in the evening to assist in capturing clearer pictures.
Solutions are great but they come at a cost....so again, if memory serves me....these were the issues surrounding the camera......

PS I have NO PROBLEM revisiting this request via an email to the other HOA BOARD MEMBERS and to R&L management company. We can at least ask that quotes ONCE AGAIN be brought to the table.
Anyone out there KNOW what we can expect to pay for all this? What's a good ballpark figures AND who has ideas on how to manage all this??????? | | | |

Alert | If you are interested in the budget, take the time to schedule a meeting with the management company. Ask specifically to talk to the financial manager/contact for Moonlight at Cobblestone Farms. Find out how much it costs to maintain a community pool, the landscaping (green belts), community areas such as the ramadas...find out the cost for maintenance....find out the cost for trash pickup...find out the cost to repair the splash pad and the water fountains....find out how much it costs to have all the lights replaced.... Check on the cost to replace a palm tree that gets hit by lightning.
Add into that the cost for patrolling the areas to make sure that you and your neighbors are in compliance on weeds and trash cans in the front yard.
Find out how much it costs to spend money on cops for patrolling because of the gangs.
Find out how much it costs to repair items that are vandalized.
I think once you get all the facts, you won't feel the way you do.
And, if you want to make a difference then YOU run for the HOA Board.
Have a Safe and Blessed Labor Day Weekend. I have already made three rounds to the pool to check on things and to do a courtesy trash pickup to save YOU and OUR COMMUNITY money.
Oh and the Social Committee that I chair has gals from the community also doing trash pick up this weekend for the pool and the ramada...to save YOU and OUR COMMUNITY money.
If you have ideas on saving money....then bring them to the HOA meetings and/or call the management company and by all means run for the board.

Alert | | we recieve the statements on where our money goes and i cant understand why it is higher than the dead grass i get to see on my way in. why do we pay more than red does and they have better looking vegetation? why is it that if you poeple are sending someone around to see if trashcans are picked up and front yards are supposed to look clean and cut that when i go around i see the same homeowners with the same trashcans and uncut or dead yards? why is it that commercial vehicles are STILL parked on driveways for days at a time? why is it that nothing has changed from day 1 and the board has nothing changed yet? why is it that all the board lives on the same street almost? | | | |

Alert | Oh and Fulton still has homes left to sell in Cobblestone Farms....so although there is an HOA board in place, Fulton still has final say-so over many things....including architectural guidelines, such as rock size and color (as a simple example). So is the HOA board in control? Nope....not until Fulton gets all of his properties sold.
So the transition committee is gone......we have an HOA Board in place....but Fulton still rules the roost until he actually gets all of the properties sold.
