Is it just me or am I observing an early sign of HOA violations?

-trash can left outside for days
-vehicles left on the street for days

God I hope this new community does not go to the slums.

The vehicles are the harder of the two issues. Since it is not illegal to park on the street during the day. Unless your CC&R's state no overnight parking and someone is willing to file a complaint which includes name and address then you'll have a hard one on the vehicles.

If the vehicle is not registered or expired you can contact Brian Duncan and he can tag it for removal.

Other than that....vehicles are the biggest headache of any of the HOA's.

This is what the CC&R's say for Senita: "Motor vehicles of Residents or guests of a Resident parked within the Project shall be parked in the garage or on the concrete driveway of such Resident's Lot at all times when sufficient parking area exists in the garage or on the concrete driveway." So what I take from that is people aren't supposed to be parking on the street - especially for days on end. I don't think it's a big deal if people park on the street when they get home from work if their driveway is full, but to leave a non-working car in the street for a long period of time would bug me.

Hey C&W - Let's not forget the HUGE pile of rocks that has been in the street infront of the empty house with the "For Sale" sign about 4 lots down from you. I swear that pile has been there 4 or 5 weeks now!!

The big piles of rocks in the street is usually owned by the landscaping companies for Pulte and DR Horton. The rocks sometimes sit there until they get another install in the area and then they use them in a front yard. The rocks probably shouldn't be sitting there for 4 or 5 weeks though. If the rocks are sitting in front of a Pulte home, I would call Pulte to see if they can move them or if they are in front of a DR Horton house, I would call DR Horton to see if they can move them or if you can have them. If the rocks belong to the home owner, I would have the sales person for that home call the home owner and tell them the rocks need to be removed. The city should be responsible for the streets so the city can have them removed if the rocks aren't claimed by anyone.

The key word there being "IF". If your garage is full of junk and you already have 2 cars in the driveway you no longer have sufficient parking areas and have no choice but to park the other 3 cars in the street.

That is what normally happens, but the CC&R's also state the following:
"Garages may be used for the storage of material so long as the storage of material allows sufficient space for the parking of at least (2) motor vehicles."
So a home owner can not use the excuse that their garage is full, therefore not allowing the parking of their vehicles in the garage.

For the time being, I'm going to see what's going to happen for the next couple of weeks. I know there's a lot of people moving in and their home has not been unpacked yet and I don't blame them. BUT once you settled in, you have no excuse to not comply with the HOA rules. By the way, does one have any excuse for not parking some of their vehicle in the garage if they have a 3 CAR GARAGE?

About that pile of rocks, I think we should just go over there at night and steal some rocks for our yard (BACKYARD!) HAHAHA

I wouldn't call it an excuse, but it is pretty hard to fit a 21' truck or a 20' Suburban into a garage that's only 19.5' deep. It doesn't always matter how wide the garage is, sometimes it just isn't deep enough.

I don't think anybody is complaining about large trucks being parked in the driveway because obviously they won't fit in the garage. I think it's when there are numerous cars on the street that never move or rarely move when those cars could easily be parked in the driveway or garage because most cars do fit in the garage.
