So I have seen quite a few complaints on the old board about Phase 1 and Phase 2 of Senita. Anything from investors not cleaning their yards to cars in the street or even vandalism. Anyone care to brainstorm on how to resolve these issues?

Some have suggested moving, but I'm sure there are things that can be done that are less drastic. With Phase 3 being built, it shouldn't be too long before the owners are in control of the HOA. Maybe then we can fix some of these issues. Anyone got any ideas?

130 views but no replies, WOW! The main issue is people not respecting neighbors or the neighborhood. Some aspects I feel like Senita is 'da hood' becasue of people and the way they treat thier surroundings with disrespect for others around them. I thought cleanliness is next to godliness I think they forgot about it being in life and not just washing your hands before dinner. It's not just the investors it's the people in general. You want a nicer community, higher property values take the time to care about your front yard, take the time to care about your neighbors and thier borders. Take the TIME!

I live in Senita, until the end of July anyway. When we first moved in we had hoped to be a big part of the community; block watch, HOA board, etc. However, after living here for a year we have come to the conclusion no one really cares about the community. A lot of people are renters and what benefit do they have to give a damn? None! A good majority of homes are vacant and you know the investors don't care.

Just the good ol' boys,
Never meanin' no harm,
Beats all you've ever saw, been in trouble with the law since the day they was born.

Straight'nin' the curve,
Flat'nin' the hills.
Someday the moutain might get 'em, but the law never will.

Makin' their way,
The only way they know how,
That's just a little bit more than the law will allow.

Just good ol' boys,
Wouldn't change if they could,
Fightin' the system like a true modern day Robin Hood.

there's been a few homes that have gone into foreclosure also is the issue. You'll see more of that in phase 2 due to the price's on the homes and people getting into shakey mortgages just to buy a house. We have one that has been vacant due the homeowners giving up the house. The bank can't foreclose from 30 up to 60 days I believe to which the landscaping goes to weed tree heaven and the HOA can't legally touch the yard until it's gone through it's legal channels on the HOA side to clean it up. The bank in the end would pay the 1500.00 to do it the HOA charges. Thinks like that are just business red tape but until the houses get sorted out owner wise we'll have to deal with weed tree landscapes on some places. DR Horton side seems worse with renters and "no landscaping" until the actual homeowner pays to put the landscaping in anyhow.

I am in Senita and care about how it looks! I think that once we get to take over the HOA it can and will be different....Honestly, I have no major complaints excpet for the weeds....and its not all DR Horton side. I see plenty of homes in Pulte with crappy front yards.

Psst Jennse29 I just said the DR Horton side seemed worse not that it was all of it. Doesn't matter what builder you have honestly.

The owners of the DR Horton homes have no reason to not put in their front yards; DR Horton pays for it!

I am a "renter" in Senita, and I do care!
There is just not much I can do as a renter. All I can do is contact my lanlord who then has to contact the HOA.
We are going to be purchasing the home we are renting. We just rented at first to make sure we could handle the drive to Phoenix every day, and to make sure Maricopa would fit us well.

...once I "DO" have control, I will gladly put my 2 cents in.

...Dont blame ALL the renters folks, we are not THAT bad!

Sheesh!

In my opinion, phase 1 is the major issue. Phase 2 is doing a much better job of keeping up the aesthetics of the neighborhood. Phase 1 is when investors were purchasing anything they could get their hands on. A good majority of investors live in other states, so they can't see what their investment looks like until the HOA sends them a weed violation, and by that time, the weeds were probably growing out of control for 60+ days. As soon as the investors sell their homes in phase 1, you will see more people taking care of the community. People who are renting can also call the HOA to complain about weeds, etc.. If you want to help clean up the community, call the HOA every chance you get and complain about the violations. If you don't feel anything is getting accomplished, call Pulte or DR Horton and let them know you are not happy with the HOA handling Senita. I will guarantee the more complaints Pulte and DR Horton get, the more pressure they will put on Ogden & Associates (HOA) to perform.

Where is phase 1 vs. phase 2? I'm going to be in phase 3 next month, but not sure where the line is for the other phases. The biggest problem area I've noticed driving through is the DR Horton small homes in the southeast corner of Senita near the Casa Grande Hwy. Is that phase 1?

no that's phase 2, You just need to pressure Ogden. Pressuring the builder doesn't always promote calls on homeowners behalfs to the HOA and it's not always a good pressure tacktick also

Are the weeds the only problem Senita, because weeds I can deal with. I sign my contract with DR Horton very soon. My family and I are upstanding, and do not want to move into a bad neighborhood. I thought that this may have been and issue with such low prices. Please advsie!!

Phase 3 is across the wash on Honeycutt... next to Glennwilde.

Are you people all from Beverly Hills or something? I live in Senita and I see nothing different than many other neighborhoods throughout the Valley. I came from Power Ranch in Gilbert, and Senita while not as established is very nice. I just think message boards and the people who frequent them in general are people who love to bitch and complain. I think that is mainly what the 85239 forums are for. They should change the name to bitching&complaining.com. That is all this site is about really. Some yards have weeds. Some have none. Where I work I have people who live all over the Valley, in Scottsdale, North Phoenix, Gilbert, Tempe, ect and they all have the exact same complaints. I would just love to see the perfect neighborhood. Please post the mapquest.

No one is saying that all of Senita is horrible, except maybe bstoneaz . If it was such a horrible place none of us would live here. However, I believe it is always good to look for ways to improve. Is it a bad thing to try to make things better than they already are?
