There is a house on Estrada St. two story that is up for sale and it looks as if belongs in a bad scary movie.  Weeds all over, tree is falling over from not being taken care of.  I love the fact we have an HOA, however it seems to me that they need to be a lot more strick with the weeds and the way your yard looks.  The houses across from them have weeds the size of a mature shrub.  They have been there for two months now.  It makes me pissed off when I take care of my yard and these other yards owners are just slapped on the damn hand.  Our HOA needs to have something in place where after the first violation letter they hire someone to come out and pull the weeds in their yard and then charge them for it!

So I guess my question is, is there anything in place besides writing a letter saying you are in violation correct it please!

As noted in a previous thread, the number of letters required for action has been lowered from 4 to 3. I believe the way it works is, the first letter advises the owner they are in violation. The second letter slaps the owner with a fine and the third notice advises the owner that the HOA will be cleaning up their yard on their behalf and will charge the homeowner for the cost. This whole process should now take about 35 days from the first notice. This is down from 45 days previously when 4 letters were required.

After the 35 days then the HOA has to inform the landscaping company to clean the lot and then the landscape company cleans it when they get time. It's not an exact 35 days and the house gets cleaned. Have some patience Go Vikes. The HOA has cleaned about 80 houses this year so it's not like they aren't doing anything about it. You also realize that the HOA foots the bill for this stuff and the homeowner rarely ends up paying - which means the HOA eats the cost. Which means YOU eat the cost. No one is stopping you from cleaning up the front yard if it bothers you that much.

I do have patience. I was simply wondering when it took place. If I had the time between keeping my yard up and my Nieghbors yard up while her husband is in Iraq, I would take care of it. Trust me I know that we are paying for it and that's why I was asking the question.

hi were looking at a home off estrada Verbena on lot 1280 how is the area the house is 4000 sf not sure if you have the same to get an idea about electric bill. are the homes in the area holding there value

Our electric bill is running $400-500/month in the Summer @ 76 degrees set inside. That's for 3681 sf. I'm looking forward to the cooler weather to save me some $$.

i'm on the time of use plan and last month the bill was at 330 running at 78 in home. if i had not been on the time of use plan, the bill would have been 410 or so.

Money isn't everything.
Everyone just thinks it is...
