Good Morning Fellow Senitites,

Our next HOA meeting has been scheduled for TUESDAY 07/01/08, at 6:30pm, at 44301 W. Maricopa / Casa Grande Hwy, Maricopa.  That is the "DMV Building" south of our community, along the Maricopa/Casa Grande Highway.

Signs have been placed on the entrances to the community, and the next newsletter (now with clipart!) was mailed on Friday.  Please check your mailboxes

The following are NEW items on the Agenda:

 

 

 

a.      Sliding scale / fines

b.     Section 8 limit

c.      Landscape Contract proposals

d.     Lights

 

Brian Duncan will also be joining us to answer questions about what we can do to help each other.

 

As always, I look forward to seeing everyone there.  If you can, bring your neighbor.  I'd love to meet more people in the community.

H&N was hired as landscaper and they are to start 8/1/08

Since the HOA water bill has been excessively high, the HOA is only going to water heavily 2 times a week at night. The grass might not look as good as we want.

HOA is going to work with Brian Duncan to get tumbleweeds removed from wash areas.

Instead of 4 letters needed to clean up someone's weed infested yard, there will now be only 3 letters which will bring the time frame from 45 days to 35 days.

Still looking into Section 8 housing.

Brian Duncan was at the meeting and spoke about Copa Cares so they can come and help clean up our neighborhood for free. HOA will give them a list of houses to clean and a date.

People signed up to be on the dispute committee

City is working on code enforcements for parking violations

Lots of people don't pay their HOA fee's.

The HOA will ask for volunteers to help out with the Copa Cares clean up - TBD

I'm on vacation and was not available. Anything being done to collect the HOA fees? I don't want the tab to be placed on those homeowners who are responsible.

....just my thought.

The HOA is going through the proper legal methods to try and collect on every delinquent assessment. The bad news is the HOA can't collect on all of them because of foreclosures and short sales. The bottom line is the HOA will never collect every dollar owed to them, but is trying everything they legally can. The HOA is also trying to minimize costs so our $62/mo won't have to go up and make the people who do pay every month pay more.

Yes the HOA is in the hole by about $10K year to date. Hopefully the change in Waste Management billing and lower landscaping and water costs can catch us back up to the positive.

The current landscaper was way over watering the grass to keep it green for as long as possible. The water bill was $10K over budget for the last few months. The HOA has requested it be turned down back to the forecasted water usage.

H&N is suppose to get everything signed and start working on the wash, even before their contract starts on August1.
