Hi All,

My husband and I have bought our first home on Elizabeth Avenue and hopefully will be closing in the next 2 weeks.  (Provided everyone gets the paperwork right for once) I have a question about parking.  We are bringing with us some room mates.  (Not a party atmosphere we are all family living together) And will have a total of 4 cars being used from our household.  None of them will sit, we all drive them every day.  But is it ok for us to park 2 in the garage and 2 in the driveway? Are there any rules against this and if so what can I do?   Also seeing that weeds are a huge issue, which I agree with, I'll warn you the front yard looks awful right now but we will be yanking weeds and overgrown bushes as soon as it's finally ours. Any info would be a great help.  I want to make sure we aren't ruffling any feathers when we move in.

Welcome to Senita!!! Just the fact that you are buying and moving into an empty home is a plus in my book. Thank You.

Parking. 2 in the driveway and 2 in the garage is just what the Doctor ordered. Good luck with the shuffle. If you can avoid parking in the street.....well, thanks in advance for that.

Weeds. Your home may be weed free in about 2 weeks anyway if it is currently really deep. 14 day final notices were just sent out by the HOA Monday. Final notices are at the end of the road following several warnings and involve $250. landscaper fees & a $500. penalty/fine. Be sure you are not taking responsibility for any penalties/liens on your new home when you close. Many homes are in serious arrears out here and I'd hate to see anybody get nailed with something they had nothing to do with. But thanks in advance for taking care of your yard.

Which Senita Phase are you in? I believe Elizabeth is in all 3.

Thanks for the tips and the speedy answer. I'll be calling my realtor and my finance guy to make sure they both ensure I'm not inheriting a mess of fines. It's a forclosure so it's a possibility. I have no idea what phase we are in. All I know is it's W Elizabeth Ave. We usually get there off of honeycutt but it's a really easy shot to casa grand highway as well. I know it's built by Pulte. I don't know if that helps identify what phase it is. Do you happen to know the best route to fix bathroom showers that are stuck in the cold position? Someone told me to get a rubber hammer and see if I can work it out, but I'm afraid I'll mess up something bigger. So I'm thinking a plummer may be in order. Pulte says they won't fix it because it's an issue of non use. Not a defective part. Anyways, one small issue on the list. lol Thanks for your help!

Phase I & II = west of Santa Rosa Wash
Phase III = east of Santa Rosa Wash

If this house is still insured, then try again and have Pulte fix it. If not, then try to have one of your handy roommate to fix it (possible replacement would be better, who knows how the previous owner were like).

Look up and too the left in the business directory. Maricopa Mountain Plumbing. Lots of folks swear by them. Sounds like a pretty easy fix.

If you are in a foreclosure, I'd say you are in PH I. Do you turn right or left off of Maricopa Groves when coming across Senita? Right is PH I and Left is PH II.

LOL hahahaha, yeah maybe I'll do yard work and then shower that way it's a welcome relief to have a freezing cold shower. We were amazed, the house is in great condition. It doesn't seem like the previous owners did anything out of malice before they left like some people did. The only real issues the home inspection turned up is one of the ac units isn't working and the roof needs some tlc. Pulte apparently will take care of those issues. Just not ones that occurred from lack of use like the shower stalls. Ok I broke out a map, we are west of the wash. And we turn left I think onto Maricopa Groves. But don't quote me I may be backwards but I know we are definitely west of the wash.

I doubt I will be able to make the HOA meetings. I don't get off of work until 6 and I work in Mesa. My husband has the same hours and works in Scottsdale. So I will have to read the minutes to find out what's going on. I shall do my best. Thanks for all the help. I can pretty much guarantee you'll see me around asking questions.
