Alert | I think we should change the violation rules to reflect something more like this 1st notice: $0, a letter, and a follow up phone call every night at about 7pm until the violation is cleaned up. Damn telemarketers piss me off at about that time. 2nd notice: $100 and a picture of their house and address on 85239. 3rd notice: 0$ and a public stoning. Didn't you read the article in India where they stoned the witch the other day. I say we stone violators.  "People don't do whats expected...they do what's inspected". Its human nature. | | | |

Alert | I am not able to attend the HOA meeting - but would love to bring up the area between the street and the side wall on the lots on the corners. Many of the houses stopped their landscaping at the front wall so the area running down the side is nothing but dirt that is not becoming covered in weeds. Anyone know who's resposiblity this area is and what we can do to get it landscaped and cleaned up? I'd volunteer my time to get this area weeded if it meant it would be maintained because right now it looks HORRIBLE. | | | |

It's sad but I am completely unfamiliar with the road names within the subdivision. The places that I have seen it the most are I believe in Senita Phase 3, in the Wildflower area. When you turn right on Santa Rosa Parkway off of Honeycut you take the first left. Drive to the end and turn right ... that entire section of Toya (maybe?) along the street on the right side is what I am talking about. Especially near the mailboxes. This seems to be the trend all through the Wildflower section.

I pulled a few weeds tonight from the yard of a vacant house toniight Realtors should clean up the property as it would be money in their pocket when the house sells. Investors have harmed the real estate market enough and they should be tracted down and made to pay up. The house next to us have had weeds growing long pass the 2 week notice so call the HOA. Weeds are not as bad as the hot tub in the driveway and trash bins in the front of the garage for weeks.. Alert | you have to understand the process. They explained this last night and it makes since. People complain about problems that have been around for weeks. Well the resolution cycle is 45 days. Ex) Kriss comes out every 10 days to drive the community. Takes him 6 hours. Notice 1 gets sent out. 10 days later if the violation is still present notice 2 goes out. 10 days later if the violation is still present notice 3 goes out. 10 days later if the violation is still present they send out a 14 day notice to clean up or the HOA will at a fee of $750 (500 penalty and 250 fee). This is for weeds only I believe. Also, there is nothing the HOA can do about a tub on a driveway. If they set foot on the driveway they are tresspassing. You need to call Code enforcement at the city. They can take care of the problem. | | | |

Actually that's not quite correct chevyguy. The HOA can send warnings and fines to the homeowner for both the garbage cans and the hot tub. They just can't physically remove the item. Where does the city code say you can't have a hot tub in your driveway? As long as it isn't a hazard..... Same is true for the garbage cans. As long as they are not a health concern and not on public property the city has no teeth.

Alert | not sure who your replying to but why should I or anyone else HAVE to pull weeds for the incompetent idiots who don't. We pay an HOA to enforce this stuff. I don't believe in free rides and pulling someone else's weeds is releiving them of their responsability. I say SLAP them with $750 fine. | | | |

What happens if they ignor the letters and fines are imposed but they don't pay up or do what's required? Is a lien placed on the property or a judgment filed against the homeowner? Then a lien is placed on the property. Then it goes to small claims court. If a judgement is obtained, and they still don't pay, we can force forclosure on them. -Graham | | | |

As we discussed at the meeting, 88 fourteen day notices were sent out on 04/01/08. Therefor, by 04/15/08, either the owner will have cleaned the yard, or the HOA will have. Give it 11 more days. Hope kids don't play hide and seek hide in it , or the 3 guys dressed in black slinking around a couple of nights ago My dog went nuts and scared them off. Came home from work at 12a.m. and the police had a road block up on Cottonwood Ln. aka Casa Grande- Maricopa Hwy.Houses that are deserted or look it are good hide outs too. I like big dogs.
