Has anyone realized that our HOA board members have passed new rules regulating what we can and can't do in our community??  Probably not, and that's because the board members are presenting motions and approving them without discussing with us, the homeowners.  Did you know we may be losing our water fountain at 347 & Alterra Parkway??  Or that our board wants to put up security cameras throughout our neighborhood?  Also, many of us found out the hard way that we're now responsible for paying our own garbage bill. 

These are just some of the issues the HOA board has discussed and are trying to approve (if they have not already).  We as homeowners need to attend these HOA meetings and voice our opinions and concerns!!!!

Good morning. I happen to be one of the board members Griswold and I question where you have gotten this information. If you were at the HOA meeting last night and heard something incorrectly I will cover off on your bullet points.

Nothing has been proposed to do away with the water feature and no one would propose this.

Security cameras had been discussed but will not be happening.

Garbage switched over to the homeowners beginning of the year.

Definitely express your opinions but please have your facts straight. Plenty of residents attend the meetings and their opinions are taken into consideration. That is the purpose of the meetings. Also, there are minutes taken for all of our general sessions, they can be located on the website alterrahoa.com. A draft of last nights meetings will be posted on the site in the next day or two, if you have any questions about them or anything else please contact me directly.

Wow CMS, your pretty quick on the reply back to Griswold, But you mentioned the minutes are on the Alterra web site (not yet). I know the meeting was last night, I guess you might want to say that the minutes will be available to read in a couple of days, or even volunteer your services by sending it to Griswold via email.

The minutes will be available by the end of the week (meaning Saturday evening). All board members are volunteers and have other commitments- it takes time to get the minutes typed up when our executive meetings end quite late (9:30pm last night).
In addition, CMS is right- we, as a board, have not heard ANYTHING about the fountain going away... we've had some trouble with vandalism, but we continue to take care of that.
Security cameras are not going to happen- this was discussed at the board meeting last night- thanks to Guy, Jackie, & Kim for presenting the information!
Garbage being switched over- it was discussed at several board meetings and in order to save money in the long run, we voted to have homeowners pay for their own garbage. It was not our intention for this to surprise you! Remember that the board has to pay the same dues as all the other homeowners.
We do not know everything, nor do we claim to. We are happy to hear the opinions of residents- that is the point of the meetings! I look forward to see everyone on March 19th- 6:30pm Maricopa Elementary.

CMS,

I'm glad to hear you're a board member for our HOA, maybe you can help me with something.  When you (the board) decided to make changes to our garbage contract, did you contact the people of the community with a mailer,  phone call, or knock on the door?  Or did one of you come up with an idea, your buddy next to you second the motion, and the president approve it?  I want to spread the word to my fellow homeowners that these and other critical decisions are being made without everyone's input.  I'm trying to raise awareness and encourage homeowner participation at these monthly meetings.

BY THE WAY, ABOUT THESE MONTHLY MEETINGS...

Not everyone can make it to the board meetings because not everyone works a typical 9-5 schedule, and not everyone owns or always has access to a computer or the internet.  We're a small community, it cannot be that difficult to send out a simple letter, flyer, or postcard telling the community when you make changes to HOA rules? 

NEED ANOTHER EXAMPLE???

According to the minutes updated on www.alterrahoa.com, it appears we're paying someone $130 every other week for parking patrol???  Who are we paying $130 to patrol our parking?  What type of "parking patrol" is the HOA enforcing?  Is this legal?  Isn't this the job of our fine men & women of the Maricopa PD??   I certainly hope the HOA board isn't creating new policies costing us more money, just to give the job & $130 to a fellow board member.

1. Garbage- there was a note from the HOA (in the newsletter, I believe) that stated the change in how this money would be collected. Personally, I also received a letter from Maricopa Disposal. If you look at the big picture, we (the homeowners) were paying for trash service at vacant, foreclosed homes and those homes of individuals who were not paying their dues... so really, we were paying for EVERYONE in the community to have trash pick up, when they themselves weren't paying their own dues!
2. Overnight Parking Enforcement- this is done by a 3rd party, not the HOA board or the community manager. You will find, in your CC&R's, that overnight parking on the street is not allowed. If there is a situation in which you have guests staying overnight and parking in the street, that is a-ok and if you get a notice, all you have to do is send our community manager a quick note to tell her the situation.

The board & community managers are truly not bad people- we work full time jobs, have families, and have volunteered to represent the homeowners. It is understandable that some homeowners are unable to attend the meetings- in which case you can send any board member or our community manager an email with questions, comments, concerns. Unfortunately, we cannot make everyone happy. We do our best to listen to the homeowners and make informed decisions regarding our wonderful community.
