Hey, can anyone help???? We are trying to move into your community but our closing date keeps gettin moved. They ,( banks) are arguing that we need flood ins. and that we're in a flood zone. Is this true, we have been told no and yes. Please any info would help!, Thanks

yes i live in alterra. We used to be back in the day before houses were built here but from my readings of fema maps and F.I.R.M (flood insurance rate maps) we are no longer a high risk do to the santa rosa wash being consederd a levy. So now were like at a 1percent chance. I dont have flood insurance on my home but you can go to this website and type in your address and see for your self and do some research on your own. www.msc.fema.gov

Again if it were me unless you really really got a great deal on your home and really really like it here i would try to use this as leverage to get out of here! you can buy homes in chandler gilbert and even awhatukee now for a resonable price. Everyone on my street wants out but unless we short sell or forclose were all stuck! This town has gone down hill fast since the housing bust. Lots of empy homes and rentals and low lifes moving in! just my 2 cents though.

Welcome soon to the neighborhood. I love living in Maricopa, been here 2 years and hoping to be here at least 5+ more. So many wonderful people.

As far as flood insurance, we are not in the flood zone. Contact Jeanne Tonkinson, our HOA Community Manager, Associated Asset Managment (JTonkinson@AssociatedAsset.com) for the proper paperwork to give to your bank. The City of Maricopa also has the map showing the flood zone.

Alterra has their own web site http://alterrahoa.com/ with a lot of good information. Hope to meet you at one of the HOA meetings.

Thankyou for the welcome, I'm a little nervious though, getting some really negative feedback on the location. I really took my time as far as selecting a house, after weeks of searching I really liked Alterra, seemed to be a quiet area. Thanks anyway, you really sent along some good info. One more question, what are the HOA fees. Can't seem to get that from anyone.

HOA fees are about $156 /quarter. Jeanne Tonkinson can answer most of your questions regarding CC&R's and HOA fees.

Alterra, well at least where I live, is a wonderful community. We just had a community cleanup where the residence met and cleaned up some of the vacant houses front yard landscaping that were severely overgrown with weeds. I know other communities are planning on doing this as well.

I see kids playing at the park, neighbors walking their dogs, neighbors helping neighbors. More people are coming to the HOA meetings and getting involved.

Every community in Maricopa has their problems especially with the foreclosures, but as the housing market improves most of those problems will go away.

Thanks for the comment about my dog, she is not only pretty but she is also sweet and loving.

We have lived here for about 1 year. We love Maricopa, have had nothing but good experiences. The Alterra community has been great. The community cleanup was a wonderful expression of the careing in our community. It is quiet in our area, yes there are alot of forclosures but that is true in most all communities across the US. Welcome to the area and hope you can work the problems out with your lender.

Thank you Dot, So far I've got back some very nice responses, and I feel so much better about the move and I'm looking forward, Hope to meet you at the meetings. I do know from experences that home owners do really care about they're property and are willing to invest in it. Now to get the lenders to co-operate., Thanks for your input, Evelyn
