Has anyone heard anything about the flood zone being released and when they will lift having to carry flood ins? I heard that FEMA has done their part, we are just waiting on the City?

FEMA has had us OUT of a flood zone and NOT requiring insurance for months on end. I don't know what's taking so long, but I know my insurance agent has been working on getting our mortgage company to accept we no longer need flood insurance since before we moved in here. *sigh*

Around the 2nd week of Jan I was told by coutrywide that everything would be taken care of within 30 days.

I really wish they would speed things up! It's so expensive! And how ironic - I moved to Arizona, and I have to pay flood insurance. I just laugh when I think about it (so I wont cry)!

If anyone receives their LOMAR, please inform us all so we can be on the lookout!

Just an FYI - I asked the Sales gal this weekend about the LOMAR and she said it would be about 60 days until she hears anything from FEMA. 30 days, now 60 days. I think I'm going to give FEMA a call. I'll let you guys know how it turns out!

I asked for an update and here's the latest - 'The LOMAR is still pending. I know they asked for some items and we have already sent them to FEMA for review. We are waiting to hear back and see if they want anything further. It looks like it is close.'

I know you cannot get an FHA loan if you are in a Flood Zone. The loan type (to my knowledge) does not determine if you are required to have flood insurance. It is where the property is located in association with the Flood Zone per FEMA. I know there are properties in Desert Passage which are above the flood zone and do not require Flood Insurance.

Does anyone know if the FEMA info has been officially updated? My husband looked at the updated maps and Dessert Passage is clearly still marked as being in a flood plain...but when he called the FEMA number--the one that says "for help reading zone maps" they told him that they couldn't tell him whether we're in a flood plain and we would have to hire a surveyor. We just got a bill---that is ridiculously expensive---to renew our flood insurance. This is something we discussed explicitly with our sales person...but I would not be at all surprised to find out we were lied to about it being rezoned within the first year.

I believe the most recent update was Dec 07, 2007???

I was in a similar situation a year ago in Senita. I was told that the area had been elevated and was no longer in a flood zone. I financed through my builder and all was good. When the builder sold the title 6 months later to Chase, I go a letter telling me I WAS in a flood zone and to either get Insurance within 45 days or they would get it for me and take it out of escrow.

I put a lot of time and effort into researching the issue and indeed was still in a flood zone. I communicated with the engineering team responsible for the grading and was offered the documents if it came down to a fight. The land had indeed been raised but the LOMR was not yet active (it is now) and Chase had every right to force my hand. I communicated with my builder's corporate headquarters, customer service and finance and eventually they paid for the Flood Insurance since I had not been warned about required flood insurance.

If the map shows you in the flood zone, I think you are in a bad way. However, if the map shows you are good, find out from your finance company how to forward the docs. The work is on you, not them unfortunately. Good Luck.

Thanks for the info...we're pretty sure we're still in the flood zone. December was the last update for FEMA. When we bought our house we were told by the sales office that it was in the process of being rezoned and we would be out of the flood zone within a year. Then my husband talked to an engineer or someone like that from KB who told him the same thing. Thankfully, he just found the name of the person he talked to. We're hoping we can fight it somehow....maybe if other people from KB stand up with us we can get something done. I start maternity leave in a week or so (depending on when this baby wants to come!) and we cannot afford to pay the obscene amount that's due for the flood insurance. We have been lied to about soooooo many things that it's ridiculous, but we really, really didn't expect this because numerous people--the sales office, engineers, construction team, and customer service all assured us that it was being rezoned.

Anyone have an update on this? Anyone have a LOMR clearing us? Our insurance is ridiculous and I really want to get rid of it. There is NO reason to have flood insurance here. I can only find the OLD map on FEMA (and it's marked as being *historic* now). The only new map I'm pulling up doesn't have our area on it as far as I can tell (it's too far west).

Can anyone help a girl out?

DH said something about new home buyers in KB are not required to purchase flood insurance and that it should be another 30 days for all us old timers. He spoke with a girl in the sales office the day of the furniture sale. I would like to know too especially since I am going to be a new stay at home mom and we need to start sticking to our budget more strictly!!

I wouldn't listen to anyone in the sales office....as of right now we are definitely still in the flood zone. My husband called and talked to FEMA and they said that there aren't any pending LOMR's for us and that the map is updated. We talked to our customer service person and he said that as far as he knows we are going to be cleared from the flood zone...eventually. He also told us about the arrangement for people buying homes right now...they're basically being given a contingency plan--so if we don't get out of the flood zone they can back out (or something along those lines). Anyway, this is the latest update we've been given...about 3 weeks ago. According to FEMA the map from December is still current. On that map we are definitely in the flood zone.

Will they notify us when we can cancel or current policy then?  I am SO sick of this flood insurance BS.  We pay an EXHORBATANT amount and it isn't necessary.  My sister-in-law who lives in Sage pays thousands less than we do and we live in Juniper.

I just want it over and done with.  I am sick of the run around.  We are getting married in September and could use the extra money for sure.

I think that your insurance company would be who would notify you about the insurance...I would not count on KB to do it....but maybe they will...who know. I almost died when I found out how much our flood insurance is per year. Hopefully everything gets figured out sooner than later. Good luck with your wedding...I got married last summer and definitely understand needing every penny!
