Alert | We are looking at renting out our 1341 sq ft 3bd 2 bath home. What is a fair price to offer it at? Is it better to have a property mgt or do it youself?

Alert | | A realtor friend of mine told that rental homes in Maricopa should be priced about 50cents a square foot. But that was quite a few months ago, and I'm not sure it always applies. That would mean a 1300 sqft house would be $650 a month, and I've never seen one listed so low. I would do some research by asking realtors and possibly checking the newspaper listings and seeing what is average.

Alert | | My home is currently for rent and I have 3 people who want it asap. My house has tons of upgrades and we are pretty flexable on most stuff. My house has 3 bd, 2 full baths, 1341 sq ft, 9 ft ceilings, ceiling fans in most rooms, pets neg., HOA paid (which includes basic cable), bi-monthly pest control, storage shed in backyard, front and back landscaped, soft water system, reverse osmosis, w/d, fridge, microwave, extended garage, workers door in garage, double gate so you can park a boat or car, and fire pit in back yard. I want to know if the price I am asking is fair. I know a realitor who tells me our price is high for the sq ft but so everyone who has looked at it has wanted to rent it. We are neg about the price right now with one couple but they only want to offer $750. I am asking just a bit more than that. Is that a fair price????

Alert | | Just my opinion as I have had rental property in the past. My home was 1463 SF with all the appliances and upgrades and in a very desirable school district ranked best in the state, not to mention a huge yard. I got $950 easy. Now that was in NC and the home was 1 yr. new! | | Live every day as if it were your last and smile!

Alert | | Forgot to also mention that the market was not in the mess we are in here! That plays a big role. You have a good bit more rental properties here that you are up against. Best of Luck! | | Live every day as if it were your last and smile!

Alert | | can I please jump in here and ask for myself? How much would you ask for a 3900 sq ft house with about $80,000 in upgrades? Also, where do you think are good places to advertise down here?

Alert | | No property manager is perfect, but I have had some luck with GoRenter. They are under new ownership, and are reasonably priced, rented my two properties in under 20 days. They set the pricing for you, do the maintenence work and all of the advertising. (this is in your fees of course) My contact was Noel Pulanco (602)525-2545, he was knowlegeable and honest...

Alert | Posted By RichTig on 04/10/2008 10:29 AM Unless you are crazy competitve on your price, why would someone rent HERE and not in Tempe/civilization? Because you can get a brand new house here for less than in Chandler. And I would never rent in Tempe after college. I have been to too many of my friend's houses, and been to too many parties in crappy, rundown houses where they still pay more than they would here. I know a few people looking to rent in either Chandler or Maricopa. In fact, my parents eventually want to move from Scottsdale and rent either here or Chandler and then buy a little later. After looking at Chandler homes, my mom asked me for info on Maricopa rentals, because the Chandler homes are not even priced that great for what you get. Maricopa would be great for my parents because my mom works from home, and my dad would be closer to his job than in Scottsdale. They would be saving almost $1000 a month moving here. So for people like that, who work from home or in the Tempe area, it would make more sense for them to move to Maricopa and save money in a very new home. But yes, you do have to ensure that your house is priced fairly. I would say for a 1350 sq ft. house, around $900 seems fair, based on the other prices I've seen.

Alert | Posted By RichTig on 05/04/2008 7:47 AM If you are looking to rent in Maricopa, don't forget to add $500 a month in fuel-expense. I laughed at this at first read, but yeah, it adds up. I don't drive out of Copa too much. But, my better half does. If she drove further or if I were to drive out daily, $500 wouldn't be a stretch. | | You may remember this from the original 85239:
