I don't want to slander a company but I would like to offer some information here. Desert State Mortgage is one of the clients that my company works with and they can't pay their bills that have been outstanding for more than 90 days because they claim they don't have the money.. not the mortgage company I would choose! They are very nice people but they run a very shady business.

Desertsschools has a refi program(20 Master mortgage) It's Total closing cost was under $200. That is even waived if you hold the loan for atleast 2 years. It will be two years July 08 when we did it. There are two options, variable and fixed. We did the variable(ARM) because the fixed did have a 1% origination fee and the rate was 1% higher that the ARM.

One must go through the usual underwriting process. One additional caveat the loan must bee 80% loan to value or less(more equity).
