Just doing it one day at a time. Change is good and it should be looked upon as an improvment! not a problem.

www.foreclosure.com for 85239.

Actually, on second sight, it brought up 81 actual foreclosures. The rest are pre-foreclosures, sheriff sales, etc.

that's still crazy.. 500 Pre-foreclosures ..
that's like saying that they are "ABOUT" to default on the loan. It's like hanging on a thread...or is it!

Some of those homes are probably outside of the city proper, but yes, I'd wager that is probably an accurate tally if you count the pre-foreclosures. Very many houses here were snapped up by speculators who are now unable to recoup their losses, so they're just letting the houses go. We're probably going to continue to see figures like this for another 18 months or so as more interest rates from the boom period reset.

Last night we drove through Cobblestone and counted 20 vacant houses on a single street.

We should not vote for another elected official until we hear their plan for marketing and rejuvenating this city. We must consider ourselves in direct competition for every prospective homeowner within a 40 minute drive to their place of employment.

Some may feel despair, but I see opportunity. I would like to purchase another home, but I'm not in the financial position to make it workable for my goals and current financial situation.

My answer WAS "NO" to Q#5 and Q#1.

It is time to start buying these foreclosures at these low prices... That's the only way to increase the value of our property. No one is going to buy your house if they can get the same house at 1/3 the price.

Is there any place on the Net where a detailed list of foreclosed properties in Maricopa can be obtained without subscribing to a service or buying the master list? Or would working with a local realtor be a better way to locate foreclosed and lender owned property? Any advice will be appreciated.

I agree completely.
I believe that not one more home should be built in the city of Maricopa until the situation improves. We can't get rid of whats already here yet we allow the builders to ruin us by building more new homes!

On foreclosures.com you need to make sure you do a search by date. There information can go upto 2 years back so you maybe seeing every home that entered into foreclosure in the last 2 years.

Of all of the people who have been or will be foreclosed on....... how many of you had an actual gun stuck to your temple when you signed your mortgage papers?

Unless you did, it is your own fault for the predicament you/your family is in.

While we were making our mortgage payments, they were enjoying some ridiculously low interest rate and probably paying interest only.

They brought it on themselves and now they are running to the government to bail them out.

Can those of us who made sound financial decisions get bailed out too or is the bail out just for the stupid people?

Careful. If you read in another part of this forum, I was called judgemental, because I have the same viewpoint as you.
