What is the better choice and why.It seems to me CG is the quicker commute,more shops more future upside. Maricopa has a horrible commute, very few shops and very few in the near future, the smell is some days unbearable.

I live in Maricopa but have the opportunity to sell my home here to buy a home in CG. We love our house and our neighborhood here and the smell is really not that most days.

The thing that has me leaning toward CG is that there is a plan to make the I-10 3 lanes from PHX to Tucson.
The house we are looking at is 2 minutes from the new outdoor mall built off of I-10 and Florence.

I think there is a future for Maricopa I just think it's further away than we hoped. and with no future plans on widening the 347 and adding more and more lights it could get down right ugly.

I would go with Casa Grande. It pretty much supports itself, unless you are looking to do a lot of eating out like Olive Garden or Outback which isn't there quite yet. Its much closer to the I-10. There are many many ways to get into Casa Grande, whereas Maricopa you have 1 exit off I-10. Personally, to me it feels like it is so much faster to drive on I-10 then to take the 347 to the 10 not mention its so much safer. JMO though.

I have experienced quited a few major semitruck accidents on the I-10 between Casa Grande and the east valley. However, not as many accidents as 347 recently. It takes much longer to get to Phoenix from Casa Grande. Maybe if you lived in the northern most part of Casa Grande, the Ghost area, it MIGHT take you the same time to get to Phoenix, but it usually takes me an extra 10 minutes at LEAST from the Ghost area. That's IF I can do the 75 speed limit in that area of the I-10.

Pro's and cons:

Casa Grande - Pro's
1-10 - currently 5 freeway exits with close access to I-8
Major shopping areas including WalMart, KMart Target, Kohls, Penneys, Dillards, Harkins Theater Outlet Malls plus many smaller specialty shops
Several dining choices - fast food and sit down (Olive Garden is scheduled to open Spring 2008) Mimi's Cafe just opened
Schools - CG Elementary School District has several performing plus and excelling schools.
Employment - lots of opportunities in retail
Older established neighborhoods, as well as new subdivisions

Casa Grande - Cons
I-10 IS scheduled to be widened between Phx and CG. That means ROAD CONSTRUCTION! If there is an accident on I-10, there are delays and few detour options other than taking 587 through Sacaton to Chandler
Schools - opening new schools every year. That means shuffling the district boundaries. School board well respected in community, very little negative press for many years
Winter Visitor Destination - some 15,000 winter visitors for part of the year!
Employment - few to fair opportunities in the higher pay ranges

Maricopa - Pro's and con's together
Growing community - opportunity to help develop
Retail - beginning to develop. Lots of room to open businesses
Employment opportunities limited
Housing market - few established neighborhoods, many new subdivisions still under development
Schools - opening schools annually to deal with growth issues. School board NOT cohesive unit, with problems between board and administration.
One major ingress/egress SR347 - no anticipated expansion, accidents cause major delays

Pricing is comparable - CG is a bit higher, but not that much. Traveltime depends on when you leave and destination. I can make it from Pinal ave to Chandler in 35 minutes - add about 12 minutes from Florence Blvd.

My friends paid less for their houses in Casa Grande. However, because of the new businesses and mall going in, maybe the values have gone up. I know my girlfriend could not sell her house and move into the bigger one they were having built, and had to let the bigger one go. Her house decreased in value and she couldn't sell it for what she needed. That was a year ago.

On a day without accidents, it takes me about 25 minutes to get to Chandler. It takes me 50 minutes to an hour to get to Phoenix. Adding more time is not something I want. However, with the accident rate, it may take the same time for me to use the Val Vista route as it would for me to live in Casa Grande.

My problem is that the fist time I was there I witnessed the immediate aftermath of a shooting as we drove around considering moving there, so my view of CG is probably distorted. The schools USED to be underperforming with HUGE gang issues when I looked around five years ago. Maybe the new growth brought in a better crowd.

When I moved here two years ago (it took a LONG time to build/rebuild my house) the people were MUCH friendlier and Maricopa was a closer family than anything I have experienced in Casa Grande.

Shootings happen in every community including Maricopa. My children went to CG schools from K to 12th grade - gang problems were not an issue ( my youngest is 21) and the school district has NEVER been ranked underperforming according to the Arizona Students First assessments. Performing is the lowest ranking to date. While CG has experienced growth - not near the record numbers of Maricopa.

What was wrong with the old crowd?

CG just seems to trashy to me. Granted, Maricopa, like every city, has its bad areas, but it just seems easier to me to stay out of the uglier part of Maricopa and stay in the newer areas than it does to stay out of the older part of CG. I almost moved to CG a year ago but really couldn't stomach the thought of living there. Also, I got a bigger house here for less money, and I like living close to Chandler, but within range of CG in case I ever get the need to venture out there.

I have lived in Casa Grande, I wouldn't go back. Technically speaking though, I lived in the ghettos of CG, which is a large area considering the size of the city. One problem I have with CG is the planning and zoning. I know that areas change and growth tends to migrate to the newer part, but there they abandon old buildings and build new buildings. As far as I know, Florence Blvd is where everything is built. Casa Grande has a lot of area to build out, but yet almost everything is down the Blvd, from one end to the other.

I graduated high school there. My view might be distorted, but when you had neighbors that ask you to take them to chase down the mailman so they can get their check to buy drugs, you don't feel safe. Granted you might not be living next to them, but you will be shopping with them.

CG reminds me of Mesa in the making... too many trailer parks and a major meth problem.
