Any advise on how to sell your home in this market? We are already taking a loss on what we owe. I have advertised on all local sites. And we have to move it's not like we have a choice otherwise we would wait til the market gets better (If it ever does).

Without being too specific, why do you have to move?

I would appreciate any info as well. We, too, have to move, due to a job relocation.

Offer a larger % to the agent who finds you a buyer. I was told by a couple of different agents that they will bring potential buyers to see the homes with the largest commission first and push them a little harder.

I have no idea if it is legal or not. If it is illegal then why is the seller given a choice what % to offer the agent? Wouldn't it just be a set amount?

The question isn't the percentage to a buyer's agent. The seller negotiates sales commission to listing agent, The listing agent(seller's agent) can then offer(negotiate)the commission split with the selling agent(aka the buyer's agent).

The question comes when an agent shows a home and recommends a purchase over another home based on the commission paid vs the ideal fit for the potential buyer.

If information is withheld that the agent knows will affect the buyer's decision,it is unethical at best.

You may remember this from the original 85239:
Proverbs 22:7
The rich ruleth over the poor and the borrower is servant to the lender.
