Yeah, we were just reading about those last weekend.
Somebody is gonna get some great deals! I wish I had the extra money to buy a couple until the market improves! <img src='http://www.85239.com/desktopmodules/ntforums/images/emoticons/shocked.gif' height='20' width='20' border='0' title='Shocked' align='absmiddle'>

I noticed a couple of things: It seems to be more like business generation thru lender, there's a $5,000 fee due to the auctioneer, only 3% required down( meaning higher loan costs). One could go thru an outside lender, but bidding requirements are stricter.
So the true cost of he home may be higher than they seem. If one wants to by a home through auction, they hold them on the county courthouse steps.

Also looks like it's just one builder selling about 4-5 different models. Looks pretty shaky. And, the BIDDING starts at $99K.

it is bidding, but with builders pricing their new homes from the $120's how high can you expect them to go?

Wow. I have not mapped it, but it looks like they are auctioning off a whole street. Imagine the cars in the yards there!

Azappraiser just got back from previewing about 12 or so. Some have decent tile floors and layout. I'm not a fan of beige carpet all over. The 5000 buyers premium was a shock at first, they want a 2500 bidding card fee that is refundable if you don't buy anything. I think I'll buy one and run for city council and really find out is financially sound and possesses some common sense and not day dreaming lol

These are the aftermath of Turner/Dunn bankruptcy. They show about 85-90 homes in both towns. Casa Grande and Maricopa have the subdivision names in each city. Auction is scheduled to run at the Mesa Convention Center on October 14..

azcarcarrier - I was just about to type what you did - the Turner Dunn properties. YIKES! Remember how they sat half finished for many months through the hot summer sun and then monsoon season. A real fire sale. Scary is right.

But a 149K for a 3300 sq ft home - about $45 a square foot - you could put up with a few issues I suppose.

Fritzdoodle we may have jelled finallyLOL I thought they were all yellow canary in color, just a development error. I am going to go out next week and dig for gold in Pinal County, yes ma'm before I go back to Texas . I am getting ready to develop a commercial project near Stanfield that will shock Maricopa Eco/Dev consultants. I do need a quote Copa Shack instead of their Trailer Trash lingo. Just a good note. CASH IS KING Have a wonderful day.

What kind of home warranty is offered? I would guess "Sold As Is" will apply.

Sorry to Vinny and Fuego, once a qualified resident politics may lead to my new career. Retirement seems close, I still need an income, City Manager would really fit nicely. Financial responsibility is number one for all Big M. citizens. Development of the city needs a surge and not salary suckers. Sorry but that is the way it is. I have been critised for my incomplete sentences, great time has come for immediate action. Get Ready Maricopa Financial Responsibility is coming for both City/School District. leonpotter - Court step auctions are mostly for foreclosures, reo, and short sales. Investors are the primary bidders. The properties are bought for: fix and flip, rentals, and in some cases to refinance to strip out the equity and then walk away putting another foreclosure back on the market.

</div>

I know how the game works. Thank You. All cash. No appraisal necessary.

I will have to check out the website.. but from reading the stuff on this thread.. .. buying a house there could be a selling problem in the future.

Just doing it one day at a time. Change is good and it should be looked upon as an improvment! not a problem.

We went and checked out these homes over the weekend. The good news is that the homes that start at 89/99,000.00 are in Casa Grande. Stop at the models and pick up and auction book. The starting bids for the homes here are higher, some 149,000.00 depending on the upgrades. All the homes up for auction are supposed to be complete by the auction.

As someone who has had to watch these houses sit and waste away, I can say that they replaced all the yellow insulation/foam, whatever it's called, on the outside of the houses with new stuff. The only thing that was not replaced was the wood and unbroken windows. However, I did notice obvious defects being fixed and replaced.
