Alert | I'M looking at a home in Maricopa and would like to know what the taxes would be on a 2500-3000 square foot home? The information I have found doesnt seem to make sense to me I was lead to believe that the taxes in Maricopa were in the $2000-$2400 per year range. Based on the information I have found it appears to be more like $5000 per year which I think is outrageous.
Any information you can provide me would be a great help in my making my decision to buy or not.

Alert | I believe most people are finding that their revised/updated taxes are around 1.0 - 1.2% of the appraised value (official county appraisal, which is usually less than the actual value of the house). So, for example, if you pay $220,000 for your house, and it is appraised by the county for $200,000, your takes should be right around $2000 per year.
Also, if you purchase a brand new house (new build), it can sometimes take 1-2 years for your house to be re-appraised -- meaning that you might only have to pay takes on the empty lot for the first year or so. | | | |

The taxes on your home you PM'ed me about, are right in line with the $1 per square foot of home size on lots of the same size. It really makes little difference what you paid for your home only what the size of the property components are. The assessor takes into account: •Home square footage •What is the dwelling outside perimeter distance •What is the lot size in square feet •Major Improvements (Included in purchase contract or through the improvement permit process)
This means that two home owners living in the same size home on the same size lot, but which were purchased for very different prices, will pay nearly the same property taxes. The fact that you may have received a "DEAL" on your home price does not mean that your obligation to the city and county and school district should be any different than your neighbor who bought at a less advantageous time. I hope this helps.
Bob J asked for a comparison between two supposedly similar homes with supposedly dissimilar tax bills. For this analysis I requested the APN or street address in order to research the two properties through the County Assessors, Recorders and Treasury offices. He has not yet responded. Therefore his question remains unanswered.

Good question. We're in the same boat. I was not prepared to come up with this kind've dough in 2 weeks time.
AMD-Luckily taxes are based on assesment not what you paid. Our assesment is about half of what we paid or it WOULD be 5k. | | | |

Alert | we are a little over 4100 sq ft and pay $3190.82 but some very close to me with similar size houses only pay $376.00... yes that is correct. It depends when the house is re-assessed. the first two years we were only paying $10 per month. It was zoned as agricultural...
you can check the taxes on any property if you know either the parcel number or the owners last name.

Alert | | I've found out that the Assessor's office had the place listed as a rental property (someone in the Assessor's office or the title company's office changed it last year, why? I don't know) but the house is owner occupied, and not a rental property. That's the reason for the difference. The Assessor's office has sent a corrected tax bill for approximately $700.00 less. Rental properties are apparently taxed at a higher valuation. | | | |
