Alert | I'M looking at a home in Maricopa and would like to know what the taxes would be on a 2500-3000 square foot home? The information I have found doesnt seem to make sense to me I was lead to believe that the taxes in Maricopa were in the $2000-$2400 per year range. Based on the information I have found it appears to be more like $5000 per year which I think is outrageous.
Any information you can provide me would be a great help in my making my decision to buy or not.
Thanx AMD928 | | | |

Alert | | You were lead to believe the correct numbers in the beginning. On that size home here you should be paying somewhere in the range of $2000-$2500. Not sure where you came up with the $5,000 figure, but that is way out of range for that size home. Check out the Pinal County Assessor's website and do parcel searches in Maricopa.

Alert | | Who are you kidding! Our first year here was $500 for the year. Once the home builder filed with the county assesors office we payed $4500 per year so far, of course this depends on when your home was built and all. We have a 3800 sq ft home.

Alert | | There is no way you are going to pay over 5 grand for taxes in Maricopa. Most pay about $300 there first years until there house is homesteaded then they go up to the norm of between 2 grand and 3 depending on square footage. The average house in Maricopa is 2100 sq feet. The average taxes I have heard people pay (and I am never afraid to ask) is about $2,200. My house is 3111 sq feet and we were told the taxes would be about $2,000-$2,400. I would pay more for a nicer high school and a light on the corner of Honeycutt.

Alert | The actual formulations I was looking at were an average tax based on sale price. This formula is not one that I am accustomed to,ergo; purchased/assessed. They use 17% which cant be right, and come out to 4500.00 for a $225,000 home which is insane when you take into consideration infrastructure and tax base for the area.
I guess I will have to call Pinal County in the morning and see what they have to say as those figures make no sense at all.
The home is 2500 Sf, if anyone can tell me a figure that is relative I would be thankful. I was honestly figuring about 2400+ a year.
Thank you for reply's

Alert | The taxes are based on the assessed value of a home, not what you p[aid for it or the size. Since our house is new and I cannot use it as an example, I picked one at random on the Pinal County Assessors website. Here are the details just to give you an idea. It's a 3,400sq/ft home built in 2004 in the Villages at Rancho El Dorado. The assessed value of the home is $258,443, even though the homeowners paid more than that for it in 2005. The 2007 property taxes on that home are $2,618.04. The 2005 and 2006 taxes were significantly lower than the 2007 number (especially 05). If you want to do research yourself you can get all the info you need from the assessor's website. You can even do a search based on a whole subdivision. Here is the address to the assessor's website: (Just copy and paste it)
