When we sold our house in Ahwatukee, my realtor did not believe in open houses either. I have to say I agree with her. Seems like the only people attending open houses are the neighbors so they can get a look at the inside of your house and see how you have it fixed up.

One thing I did stress to my realtor is that we wanted a realtor open house. Not just to get our listing out there but to also get some feedback on our house. Price, furnishings, paint, yard. Just wanted to make sure the majority of the realtors that toured our house thought it was staged nicely and priced right.</div>

I actually believe these are a good idea.A Company where I worked did that on a regular basis.

The idea was that agents in the office would be familiar with a new listing from the inside. This helped in many ways. One way was when a call came in. Not only did we have the MLS description;bd,bath, sft, etc,the agent would also have a mental picture and be able to describe it inside before showing.

Another way was for potential buyers that we helped,they would describe the home they would like and many times it was...."you know there is one that fits that description, we can go see it now."

I would go visit new listing on my own, but "agent open houses" was a way I thought the company ensured more exposure to its clients/agents homes.

The term we used was "caravans". Because that's what we did.

I sold my house in CA to someone that came during an open house. If you can get even a couple people to come and look at your house, seems worth it to me. Especially in this market.

Never mind.

Just doing it one day at a time. Change is good and it should be looked upon as an improvment! not a problem.

Just so you know... Open houses do not usually sell your home. Agents use Open Houses to attract knew buyers for them to represent. The MLS (multiple listing service) sells homes. All agents use it to find clients homes. and One more hint... if you offer less then 3% agents will not show your home. especially in this market. Also if you over price your home you are wasting your time. The market is correcting some of us are upside down in our current home. believe me it will return to normal. I have been in real estate for almost a decade and my family has been for over 50 years. The market is a cycle. Maricopa will become a thriving town with stores and everything that gilbert an

Century 21 MA still exsists just not an office here in Maricopa, and they (we) work with Centex homes and will purchase your home from you if it does not sell on the current market if you are buying a Centex home.

I agree with the view on open houses.However, I don't agree with your statment regarding the MLS. Yes, the MLS is a tool that is used. But,it is only a tool.The vast majority of agents use it as a crutch for their business practices. The Holy Grail, it is NOT.

While I agree that agents have a tendancy to show the homes offering more commission, the prudent agent will show the one that bests fits the client. The hungry agent will show what they can, too. "in this market"(gotta love this term), there are more agents than necessary left over from the boom. The money will dry up and many will leave. In the meantime, one can offer what they want to offer. The commission is negotiable.The offer to the buyer's agent is negotiated beteen agents/brokers unless the client persists on specifics. I've said; if one is hungry, they'll take any bite.Hopefully,(giving the benefit of doubt to the good ones) they'll show the home because it fits the client not their wallet.

The listing price is just that a listing price. While there may be different philosophies, strategies, experiences with pricing higher, lower, or at perceived Fair Market value, the prudent buyer's agent will look beyond the listed price and find the home that meets the clients needs. This is where skill of negotiation and client communications come in to play. It helps for the client to be in a position of financial strength. The home can sell for more, less, or the price listed. It is not a contract nor is it set in stone.
