We had a great realtor by the name of Patti Wasowicz from Long Realty. They are located in the Basha's plaza, I believe next to Water & Ice. Her phone number is 520-840-0185. She is a wonderful person, great personality and we had excellent service with her. Good luck and tell her Pati Stone referred you, if you decide to call her.

I would avoid the wizards of waz
they have a listing in my neighborhood that has been up for 10 months and i have never seen one open house
it is also priced 138k above the other listing with a better lot

bbq man, Just because the house is more money with a better lot does not mean that she is a bad realtor. Keep in mind that it is the owner that makes the decision on how much to put it on the market for.

Does anyone have any info on the local company that says they will sell your house for free (ie: no commission) if you buy another house from them that they are currently offering? Just wondering what the "catch" is with that deal. I fell they will probably sell your house for free -- but only by practically giving it away!

Sounds like that you would have to purchase from their inventory of homes to get the "free" from your home. When Realtors put a house on the market, there is usually a 7% fee for commission: 4% or so for the seller's agent and 3% for the buyer's agent. They're just trying to cut out the hassle of the "other agent" and take in the full 7% commission. But, I'm not a Realtor, so I don't have all of the information.

This is going to come across as taboo, but I don't believe open houses are worth the time or effort.I understand the idea is to generate traffic and have the agent dedicate a block of time showing the home.

I believe, however, the true underlying reason is to generate leads for the sales agent for other homes not just for that one.That my work occasionally, but on the whole I don't believe it benefits the seller or agent.

Homes can be seen by appointment if it is occupied or there is a lock box if no one is home.Oftentimes, buyers will call the number on the sign or go knock on the door and want to see the inside right then. So if the seller is willing and/or an agent is available to show then it isn't a problem.The (potential) buyer feels like s/he gets a private showing.
It may be an inconvenience for the one living there, but one cannot limit the hours when opportunity knocks or calls(literally).

I have met Patti when looking for rentals and also buying and she was awesome. While I didnt end up going with her company I found her very down to earth and straightforward wich helped alot specially having kids when there was a few rentals we found that werent very kid friendly.

I tried to contact dawn madden at one point but played so much bouncing around with phone calls I ended up going with another realtor for our rental. I definately say stay away from Tenebrum Properties.

BBQ Man: All of our properties are priced to sell or we would not take the listing. We have one exception so you must live in Cobblestone and that price has been set by the owner, not us. He is also adamant about not having open houses.

On that subject, Patti and I do not believe open houses benefit our clients and we make that clear when we first talk to them. They disrupt the lives of the home owners, generate very little traffic and the traffic that they do generate usually only helps the realtor obtain buyer leads. Other realtors may have differing opinions on the subject and I respect that. If an owner wants an open house, we are always more than happy to sit one for them. We have other methods that we use to generate traffic to our listings that we feel are more effective than open houses. However, over 85% of all homes sold are the result of MLS (Multiple Listing Service) searches by realtors.

We have closed over 30 transactions this year so we feel that we have been succesful in our approach.

Deborah and Aziz Farhat with Long Realty are WONDERFUL!!!!! They helped me sell my house at the beginning of the year and I was so impressed with the both of them. They really worked with me to get my house sold in the time frame that I had and helped me get almost what I wanted when the market really started to take a turn for the worse. Mr and Mrs Wasowicz i retract my previous statment. If the seller is asking that much for the home and does not want to do open houses it does not look good for you or the substantial amount of transactions you have done.

When we sold our house in Ahwatukee, my realtor did not believe in open houses either. I have to say I agree with her. Seems like the only people attending open houses are the neighbors so they can get a look at the inside of your house and see how you have it fixed up.

One thing I did stress to my realtor is that we wanted a realtor open house. Not just to get our listing out there but to also get some feedback on our house. Price, furnishings, paint, yard. Just wanted to make sure the majority of the realtors that toured our house thought it was staged nicely and priced right.
