Can someone tell me how well they think the market is doing in Province? I would think it would be slightly better than other areas because that is a whole other market.

I'm no expert, but I think better than some other developments. For a while they had quite a bit of inventory due to people not being able to sell their other houses and backing out here. They seem to have done a good job of moving most of those. That said, things have certainly slowed down from what they once were. Province is unique not only due to the demographic, but also because it is in a class by itself in Maricopa when it comes to ammenities and aesthetics.

I would think there would be less investors in Province, and less young people getting into loans they shouldn't have. Once the inventory issue was resolved, I would bet you don't have the foreclosure problems. Have they kept their value pretty well?

Province had it's share of investors and flipping. High costs were also an issue with reslaes. that being said, my mom had a duplex over there for a while. It was really nice, the amenties are nice, and anybody should be happy to live there!

In my neighborhood there has been a lot of homes sold in the last six months, all that I am aware of going to folks who are retired or retiring soon that plan on living there for quite a while. I wouldn't expect that anyone is going to make any money, or in some cases even recover their purchase price until the whole community is built out and sold due to the deals and incentives that Engle is giving.

We looked at it recently when my inlaws were here. I LOVED the place and so did my inlaws. I have even found rentals there for as little at 900$ a month. They plan on buying there when they are ready to retire.

I would love to live there, but I still have kids. My father-in-law wants to live there, but he lost so much on his house in Glendale, and says the houses are too expensive in Province now. I was trying to justify it as a better market, but maybe not. Anyway, he has decided to stay in his old house for now. I am bummed out about that because I think his neighborhood is a very bad one.
