I'm happy to report that my ARM adjusted down. Not as much as I had hoped(Darn 10 yr note). But, it went down.

My answer is "NO" to Q#5 and Q#1.

We just got an amazing deal on a house in Maricopa...I've done lots of research...the commute out in the morning is really hard so it is best if you work off-hours or work in town :-)!

Are you thinking of "moving" to or "buying" in Maricopa ?

Either way, you will receive some priceless information and valuable advice from many well-informed residents..however, you are now vulnerable.....but you need not succumb.......

Higher the purchase price, higher the owners loan is probably going to adjust when their ARM's change. I know not everyone has ARM's or will be in trouble, but those who are in trouble will be the best for you. With most of those up for change in the next 12 months, and not many sub-prime options for refiances, I think prices will go down some more, or at least you have a better chance at getting a foreclosure in the next 6-12 months.

In the months up to the 2008 election, thinks will probably steady, as there will be forces trying to make real estate and the economy look as best as it can before the election.

All that aside, if you have visited Maricopa and like the smaller town feel, anytime is a good time to buy. Our new build is just about complete. We know we might be throwing a little money away, but we believe by the time we would even consider moving, things will be much better. We want Maricopa to be our home for many years to come, and a little up and down in the market won't take us away from this great town.

I may be opening up a can of worms but why do you guys hate the Post office? I drop off between 10-30 packages a day for my business and so far they have been great. All very nice and they don't complain! And my domestic and international mail gets to its destination.

I used to live in Ahwatukee and the people at the post were nice but all they did was complain about their jobs and how terrible it was. They all walked around like they had all the time in the world and seemed to care less about the customers.

My only complaint would be that Express overnight shipping can take 2 days from down here!

my complaint about the post office is that there is no mail delivery on my street because, "you're too close to the post office." as told to me by one of the yeehas in there. and that was the best of all the answers i got when i asked why. granted, they give us a free po box, but i just do not understand why the rest of the town gets delivery to their home, but i am required to drive to the post office to pick up my mail. sure, it's not a HUGE inconvienence, but it was this spring when i had to walk there every day and get it cuz i was temporarily w/o a license.

I love it here, but we have waited to buy because just when we consider it, prices drop again! and there is so much to choose from. if you absolutely must come out here now, but havent had the time to look for buying, renting is always a option while looking. If your like me, buying a home isnt just some 5 minute decision and you really research the area, the prices, the models and pros and cons of each home and what you need for your family.

I love it out here and have no sympathy for the whining people who would obviously no matter where they lived would hate it, and are proboly just ticked because they moved here thinking they could flip the house make some awesome profit and now that they cant they hate it because they are stuck, wich in turn give it a bit and they will have thier homes being sold by the bank eventually anyways.

this is a great growing community, like anyplace it takes time to build so you can get in while its still in its baby stage or come down the line when things have hopefully smoothed out. This certainly isnt Utopia but I plan on raising my children here and made a decision to do so.
