Alert | No one can tell you what the best deal is, you have to determine that for yourself based on you and your families needs and your budget.

Alert | Agree- you have to physically visit the models and the communities to find the best deal for you.

Alert | | Just an FYI if you are purchasing a new build home it is still in your best interest to hire a Realtor to represent you in the transaction. You don't pay the Realtor when buying a home the seller does, so it costs you nothing to be represented. The sales person in the new build office represents that company not you in the transaction. Alert | Lennar Homes in Glennwilde are nice and a good bang for your buck, plus there is no guess work because they are a everything included builder.
However to be honest you really have to take a weekend and get out and visit all the builders, between inventory houses etc there are some definate deals to be had | | Jody

Alert | Try the Lakes at Rancho Eldarado. It's all the way at the end of Smith-Enke. If we would have known, we would have bought a house out there on the lake. I would have loved to go paddle boating in my back yard.
they had some great prices and layouts. Wife and daughter loved them.

Alert | | I would advise anyone looking, Tortosa has great deals, and you should not be scarred away by the prices moving down recently, they are not crap houses. Elite, while not very well known, is a builder who puts in some of the nicest features and upgrades into their homes. All of the communities in Tortosa offer really nice homes, Barcelona, and Valencia have homes in that size that will blow you away for the price, we were also looking at the Shea homes there, they were very nice, but the deal we got from Elite was too amazing. Some specs still have the incentives from the summer in them that include all appliances, gdo, rear landscaping, wood blinds, etc. | | | |

Alert | I am NOT a realtor, but I recommend anyone looking for a home to contact one before spending any serious time looking for a home. (or selling one for that matter!)
When purchasing a home, a Realtor costs you nothing, knows the builders, homesites, trends, prices, models, etc.
My suggestion is to browse the builder websites to get an idea of what's available. Decide what kind of layout you want (I needed an office downstairs among other stuff), give the list to your Realtor and let them do the narrowing down of builders/models/locations. The first home I visited was the home I bought because I was able to give my Realtor a good list of requirements. However, my Realtor insisted that I visit other models/builders and that I sleep on it for at least a night before he was comfortable moving forward on a deal. He also managed to get our 'good faith money' reduced to $1500 from $5000.
You will not get a builder to reduce the price of a home by not using a Realtor, as a buyer it is FREE to use a Realtor, and they usually pay for the gas money used for driving around.
