Can anyone recommend a good FHA approved appraiser.  Need to get my new house done quickly.  Also looking to not spend too much money.  Please help.  Thanks

I'm FHA approved, but it wouldn't do you any good to request an FHA appraisal because FHA requires the lender to request the appraisal and provide a case number which is assigned by FHA.  If you ordered the appraisal, it would be done on a GPAR form naming you as the client, not your lender and FHA.

"Good" appraisals were part of the mess we are now in.  Let the lender, as you have no say in the matter, choose & order the appraisal.  In the long run, you'll be better protected by an "independent" appraiser.

Appraiser:  Here is the appraisal and it came in at $189k.

Banker:  We needed that house to come in at $210k.

Appraiser:  I'm sorry, did I say $189k, I meant $210k.

Banker:  Thanks, we will use you again.

I think the concept of god has outlived its usefulness. It is time to put it out of its misery.
