The numbers can vary depending on where they are taken from and the total area included. Strictly going by MLS, not including FSBO, new construction, and non-listed properties, July sales for single family residence sold were 137 and there are 838 current active listings. The MLS also showed 117 currently active listings for rental properties with 54 leased or have signed lease agreements in July. On flexmls the search area used included grids w33, w35, and w37 for this information which includes Maricopa but not hidden valley or stanfield areas. If one was to obtain data from County Records, it would also include commercial properties, land, new construction, and Trustee Deed transactions (better known as foreclosures) which skews the stats of actual housing sales.
