Alert | Are you looking at the Meadows or Villages? We are building a spec with Standard Pacific in the Villages at Glennwilde on Falcoln Ln. We have been very happy with everything so far (granted were only at the framing stages, but we do live in a standard pacific in RED right now). Great communication and customer service. I like that alot of what we wanted was standard so we chose not to upgrade too much as we wanted to have lower payments but save up cash for what we really want, like hardwood floors, new kitchen sink and appliances.
Congrats on whatever you decide to do.

Everything!...solid construction...great design and use of space...fair pricing...and the second phase has some of the best veiws left in town....wish I could build right now..but will have to wait..so go ahead dive in head first..my husband and I have done exhaustive research on the the new builds here in Maricopa...by far S.P. is at the top of the list...second Centex..third Lennar....all in Glennwilde..go figure? | | ANYONE HOME? Alert | Right now I am looking at the villages. I have not put anything down or anything yet I wanted to make sure its what we wanted first.. it is lot 12 that we are looking at.. it should be starting the farming process soon.. I want to say it is off of tara street ( if its still avaliable.. I believe it is still phase 1. ) However, we know there are always spec homes avaliable<img src='http://www.85239.com/desktopmodules/ntforums/images/emoticons/smile.gif' height='20' width='20' border='0' title='Smile' align='absmiddle'> we are looking at the 1822 sq ft one. we too are just wanting the house alone.. we want to add wood floor once we take ownership. It seems like maricopa is a tight knit community, and I like that. I just have to convince my hubby of the drive <img src='http://www.85239.com/desktopmodules/ntforums/images/emoticons/smile.gif' height='20' width='20' border='0' title='Smile' align='absmiddle'> Where is phase 2 at? what are the views the mountains? Alert | We're building a 1822sq ft (same model as the sales office) on lot 14, so it would be 2 houses down from me, so definantly neighbors if you decide to get it. My husband and I both grew up here in Maricopa and we love it. Wouldn't think about living anywhere else.
Phase 2 is where the sales office and models are. All those empty lots.

Are they offering pretty good incentives? That was a huge factor for us. They said we could either take the incentives and use it at the design center and whatever was left could be applied toward the balance of the house. We choose to apply the majority toward the house. I think that is kind of their negotiating factor. But it never hurts to ask, right? We have mostly worked with Parker and he was so awesome, but Dave has been really nice too. It's not too late to involve a Realtor...they know all the ins and outs.. Dawn Madden of Maricopa Properties..520-568-0555 or Deborah and Aziz Farhat at Long Realty...520-280-1778 both local...
From what I understand, they (realtors) give back the buyer a portion of commission and can usually get you rock bottom pricing...

Alert | Your telling me, I drive by every afternoon before I pick my son up from school at Legacy. Yesterday we had windows and the bathtubs had been delivered, the day before I had no roof. The foundation for the house on the side of me was poured yesterday morning and today their framing. I had talked to one of the framers last week before they started and he said that from the time they frame to move in is roughly 2 months right now. I think Standard Pacific is just trying to get phase 1 closed out. Works for me, I just wanna move already!

Alert | We're in Meadows at Glennwilde, Standard Pacific 4500 series homes. We purchased a spec back in March and we're quite happy with it.
What I would do is go and look at the homes as they are being built. What you'll find is a lot of interesting things going on in construction that a lot of builders do not do because it's too expensive or they're too cheap.
SP also include a lot of standard stuff that other builders charge extra for so they can get a lower base price. I think Richmond American and Centex put in a lot of 'standard stuff' and keep the pricing real.
Overall we're happy with Standard Pacific, their buying process, the customer support, and the home in general. If I had to do it again, knowing now what I didn't know before, I would likely stick with Standard Pacific.
Timeframe: the home next door to me was poured on May 4th and has been ready to close for about 2 weeks. This is a 3200 sqft 2 story (4509 model).
Make sure you get the stuff that is difficult to add after construction: *Water softener loop (buy 3rd party softener, but get the loop - very hard water down here) *Extra coach light prewires. *Extra power outlets in the garage(s). *Extra plumbing outside where you think you'll need it. *Extra cieling fan prewires in bedrooms/living spaces/outside. *Extra can lighting in kitchen/living areas. *Sink in the laundry/garage areas. *Stereo/speaker prewires are really handy and cost effective during construction. *Raised vanitys in the bathrooms.
You can go cheap on flooring/faucets since aftermarket is much more reasonable and easily replaced. Don't bother having them landscape the backyard, its awfully expensive to have them do it. Upgrade the interior light fixtures and counters yourself. Also, it is very expensive to have the builder paint the inside of your house. For a little time, practice, and patience you can save thousands painting yourself. If you dont like chrome tub/shower surrounds, it would be worth having them install them in the finish you prefer.

Alert | Interestingly enough, I stopped by the sales office just last weekend! I spoke with Rick and asked that very question. His response was that there are other builders in the area that were just spanking Standard Pacific on pricing and that right now the market demands it. In 6 months the base price on my house went from $258k to $218k. I'm not overly concerned since we love the house and have no plans to sell or move. We had the same thing happen at our last house shortly after moving in and we ended up selling it at 2.5 times the price we paid. It just takes a bit of time.
Standard Pacific did a 'rebid' on most of the trades coming in to build the houses and due to the reduced number of houses going up, the trades have become more competitive. I have watched two homes go up near me and I dont think the quality has suffered as a result of the reduced prices. The standard stuff is still standard, yet I can't speak to the cost of options.
I also think they were getting some trouble from Centex, the incentives they were giving were absolutely nuts (as much as $50k on larger homes). Since Standard Pacific doesn't really negotiate their prices I would guess that hurt them too. Not to mention that the number of buyers has droppedl.
As I've said before, I'm hopeful and excited about watching the community grow and I'm glad I stumbled into Glennwilde. It really is a nice community. Of course, that may have something to do with the low number of people living here so far.
Note: You can however negotiate the down payment with Standard Paciific, just ask. Also, I recommend using a Realtor. Alert | I heard that Standard Pacific has sold the remaining lots in the Meadows to another builder. For one reason or another the Meadows hasn't sold well. I heard from a very good source so I do believe it. He thinks it is Lennar but wasn't sure. I know the Villages has 2 sections of land and one is almost built out and they just opened the second section which is located by the model homes.
Does the Meadows have 2 sections? If so Standard Pacific may just be trying to close out the first section quickly by discounting the homes so the other builder can get into the second section.
He said Standard Pacific wants out of Maricopa. They do not want to compete with the DR Hortons and keep discounting their prices. So they want to get built out as quickly as possible.
This is one reason why I wanted to go into a Master Planned community with more than one builder. For example KB homes has a community just east of Glennwilde. They are the only builder and if they decided to stop building in the community and no other builder purchased the land, it would look terrible for years until building continued.
Also the price of the HOA fees is set by the number of homes at build out. What if KB Homes only built on half of their land? Someone would have to pickup the remaining HOA fees and I doubt if KB Homes would pay the extra for a long period of time. I was only using KB as an example since they have their own Master Planned Community. | | | |

Congrats Perezfamily! Which home did you purchase? I would definitely get ceiling fan outlets in all the rooms, including the patio. If you have carpeting get the thickest pad available. You're carpet will last longer and it is very inexpensive.
You probably can get the R/O and softener cheaper on your own through Arizona Wholesale supply (company Standard Pacific uses) But you definitely want to get the house preplumbed along with the R/O loop. | | | |
