It will be located in the Shops at Maricopa Fiesta, about 3 doors down form Arena the old "Home Loans" building. It should open mid February, we were set back due to the holiday.

Stopped in at the Maui Wowi in Tempe (Ray Rd/101) today and its a very nice place.

I was surprised that the coffee prices were HIGHER than Starbucks. I didn't think that was even possible.

It all depends on the franchise itself, there is a guideline. We are striving for a price that is reasonable for people to be able to enjoy!

There isn't much to do.  They will need to build a wall separating the kitchen from the front and put in some cabinets and countertops.  Take up the carpet and stain or tile the floor and thats pretty much it besides some paint and pictures.

There is actually a lot more than that to a restuarant build out, especially in an existing building that wasn't a restaurant. There has to be floor drains put in, plumbing brought to equipment, and sinks for hand washing. In the back, they have to have plumbing for sanitation equipment, or a 3 sink counter installed. They have to make sure the electrical needs of a restaurant and all of it's coolers and heating surfaces are met, and that often requires a lot of work. I don't know what they had in the building before, but restaurants are required to have restrooms, and they must meet ADA requirements. If that place was a loan company, they probably only have a small unisex employee bathroom in the back. I don't know what is in there now, but going from a loan company to a restaurant isn't an overnight process. It's a lot of work and money.

The dead Taco Del Mar, across the street, would make a great spot.  Its all ready a restaurant with bathrooms and electric and sinks and everything.  And its on the 'way to work' side of the street.

If I were going to open a coffee place in Maricopa..........

The developer ALWAYS gives money to the new tenant, called TENANT IMPROVEMENT DOLLARS, to offset the remodel.

Thank you Rich Tigg, very true. As far as a lot to do:  Our build out takes roughly 28 days. The contractors that are bidding on the product are very familiar to our model.  All specifications and needs have been determined and since our store is a franchise there is a certain look it must have, so as far as the other post goes, yes there are water lines to be dug, electrical is already taken care of, all paper work is at the health department, business license is done ....so now all we have to do is rip out the carpet, put in our fixtures, tile. etc and turn it into Hawaii!

Yes, that was an option, however trying to get in and out of that parking lot is a bit of a nightmare at times. We secured our location prior to them closing, but we do have the surf board table!

so, does maui make a coffee for you, as you ask or do they hand you a cup of black liquid and tell you the fixins are over there?

i'm slightly bitter that all the west coast coffee shops charge $3 for a coffee and won't even make it for you. I miss my home town coffee shop that would make your coffee to your liking for only $1.29, and you got a free donut.
