Oh great...
I just got a letter from my mortgage company stating that I am now considered a flood zone and that I must purchase flood insurance. I spoke to my insurance agent and my home owners insurance is going to DOUBLE.
I'm soooo annoyed! Did anyone else get "rezoned"? Any brilliant ideas or suggestions? (besides moving...)

While surfing I just read that a homeowner in Desert Cedars ALSO just received a letter informing them they are NOW in a flood zone...the culprit seems to be FEMA..they did a new report in the beginning of December 07....I'm guessing SOMEONE had to know this report was due..something doesn't smell right...

So it seems you are not alone..........

Thanks Garden Glow,
I didn't even think about looking in other areas for threads about flood zones. I found another thread in the real estate section and found a couple of neighbors of mine who now are in flood zones too!
Since my husband is a land surveyor, we are going to look at the maps and find out who did the maps and how they were calculated. Hopefully we'll find some good news... but... until then, we're getting the flood insurance!

Try Foremost Insurance, we are miles from any fire station and pay less than 1000 a year for insurance; their rates are very reasonable.

PM me for a great agent...and no I am not the agent...just received great service for the last 11 years.

When we purchased pulte paid for a year of flood insurance because they were still waiting on worthless fema to finish their assessment. That is why they dug out the wash in between the two senita developments so that they would make code...I was told that it wouldn't be an issue. If it is.... I'm sure I won't be the only one willing to go for a class action lawsuit...

Who are you going to sue? FEMA? The home builder?

Personally I think it's way past time for the flood maps to be reviewed. This was not something that was done on the sly either, there were public notices and meetings here in town as well as across Pinal County. Our county has done a good job of trying to get the word out.

I am happy to purchase flood insurance... I am the "just-in-case" kind of girl and it would freak me out not having the insurance now that I know there is any chance that this could happen....
I'm just glad that I'm not the only one who has received this notice!! I like to have company!

Before you get flood ins. check with the county to verify. We did not recevie one and we only live a few houses from you. I too would like to see the new map and see the Pinal county's "okay" on this.

When I worked for a homebuilder, I would get calls that the h/o received a letter from the mtg company and now needed flood ins. Maricopa County would provide data showing the home was not in a flood zone and no ins. was needed. Hopefully Pinal will do the same.

If the builder was giving spec to build by fema to get everything out of the flood zone and didn't comply.. i see that as a problem on the builders part... wouldn't you? Now if it is fema changing their standards.... thats another story

FEMA will provide you with a flood zone map free of charge if your home was built on natural land and not fill dirt! I got that info from a rep at FEMA. I have also spoken with the zoning dept. at the City of Maricopa and was told that we are in a B zone Love Science! He said we could send a letter to County Wide and get the insurance removed. CountryWide already billed me $350 clams for the year and I called and cussed their butts out! I told them I would not pay a dime until they conducted their own flood zone study on my property and that I will have the necessary paper work stating that the insurance is not necessary. The guy I spoke to at the City told me that we are not in any danger of flood due to the land grading by the developer and all of the washes and greenways in our development they had to do this to get the building permits.

FEMA changed the flood maps on December 27, 2007. My community, Desert Cedars, is no longer in a flood zone. City staff confirmed this on Thursday. Now Countrywide needs to be convinced; unfortunately, as of today, its insurance department was not aware of FEMA's recent changes to the flood maps. I faxed all the documents pertaining to the December 27th changes to a representative this afternoon and was advised the documents would be reviewed. At least someone in Countrywide has FEMA's latest information and will hopefully contact FEMA to verify.

And Colgate, the $350 charged by Countrywide is not for the year. We were temporarily charged to cover Countrywide's investment, our homes, should we actually have a flood. Balboa Insurance (owned by Countrywide) is still calculating the actual cost charged to us for flood insurance. When this cost is determined, that $350 will escalate to a much much higher amount. That is why Countrywide has continued to tell everyone to get their own flood insurance, as the cost will be less than Balboa's. Hopefully now, we will no longer need to worry about flood insurance since FEMA corrected its mistake. Oh, I was assured by Countrywide that any charges or escrowed amounts resulting from the $350 will be refunded.

Ok, so how do we go about convincing CW that we do not need flood insurance? I too, had the $350 charge on my account AND I owe over $800 as an escrow "shortage". Lovely!
I'm at a point where I just don't even know what to do because there are so many people involved... it's sensory overload!
Colgate, will the city be providing you with documentation confirming that we are in a B zone? If so, who did you contact? I will need to contact them as well.
Kukulcan, why did FEMA change their maps on Dec. 4th and then again on the 27th? That is weird. Where did you get the maps proving that you are no longer in flood zone?
I understand that CW is trying to protect themselves in all of this, however, I am thankful that I found others who are going through this as well- otherwise i wouldn't be trying to fight this. I wonder how many people out there are not fighting this and are just completely frustrated at this point?!!!

Take the time and call the City's planning Department. Ask to speak to Rudy Lopez; he is the one who provided me with a copy of the new FEMA map last Thursday.

Like I said last night, I faxed all my documentation and the new FEMA map to Countrywide on Friday, and I plan on call its insurance department everyday until I get a yes or no answer. At this point, no one in Countrywide can deny acknowledgement of the December 24th map chage; Countrywide just needs to verify the information which I hope will be done within the next week. I do not intend on letting Countrywide win this battle when I know we are not in a flood zone; FEMA made a mistake and now that mistake is corrected. Countrywide needs correct its records.

Call the City and ask for either Rudy or Victor and they will provide you with a revised map. That is correct effective the 27th FEMA again made a second revision. The fax number to send your contest and map info to Country Wide is 866-743-5640 that is their flood insurance line. What a flipping headache. Love Science, me you and my neighbors are in the same boat with the escrow shortage!!! It is hard to get ahead in todays world. I am urging all who are affected by this to contact CW with the revised maps. Thanks to all who have contacted FEMA and the City of Maricopa to try and have this mess rectified
