Alert | | Make sure all your electric outlets are working properly. Check roof tiles for any broken ones but do NOT walk on the roof. Look up in the attic and make sure there aren't any leaks from the roof, insulation isn't touching lights, that sort of thing. | | The red head is BACK!! (and still mouthy)

Check for cracks in all of your windows around the outside of your house.

Alert | Have your husband pop up in the attic and measure your insulation, and check for leaks too. The insulation should be 8.1 inches for R30 wood cellulose and 10 inches for R38. Not sure which you have, but the insulation is often shorted.
PM me and I can go over some more things to look for, there is a LOT that should be checked. Alert | Open and close all of your windows, check for dust on the window sill indicating an air leak. Switch on and off all switches and try all plugs.
If you have a bathroom you very seldom if ever use, turn the tub on and let it run for a little while, make sure the hot water comes on and it drains. Same with the sink, let the sink run for 3 to 5 min, then check under the sink to make sure the connection is not leaking.
Be sure to list any light fixture that you are changing the bulb out constantly.
Ask Shannon how to check to make sure your water heater flue is attached correctly and how to determine if the a/c has leaks or is not sitting on the pan correctly.
Make sure there are no gaps inside your plumbing cabinets that would allow bugs to come in.
It seems like inspectors always find a problem with the flashing on the roof, and sometimes with the roof tile spacing, missing insulation, water heater flue not installed correctly, large gaps at the weep screed (bottom of house, a/c issues and the sprinkler timer box tied into the wrong place at the breaker.

Was this HomeLife? If so, they said they replaced the 13 seer "coils" with 14 seer "coils" and that made it a 14 seer. I don't know enough about that answer to even argue. It makes sense to me to actually install what you advertise. This happened to me and I'm supposed to meet with the AC company and the super next week to discuss it.

Alert | Yep, they still haven't fixed our water heater flu problem that Shannon found. Still fighting over bad carpet. OH - and about insulation - check to see if they even put any in. Elite forgot to insulate our house.
Shannon did a great job, but we are going on 6+ months trying to get Elite to fix the problems he found. I think I am going to have to start writing some letters and complaints soon. | |

Lees2 We had the same problem having AZWARRANTY get off their butts. After waiting a month after their reciept of our list I called ELITE's corperate customer service, got a secretary, and asked who I had to talk to about AZWARRANTY doing their job. She said she would alert the proper people. The next morning I got the call from AZWARRANTY that I had been waiting for. Unfortunatly only part of the work got taken care of immediatly and 3 months later I decided it was time to wake up AZW. again. This time I got an answering machine and I left a message stating that I was still waiting for them to take care of several items and if I didn't get a response in the next 24 hrs. my next call would be to Elite corperate, and if that didn't get results then the AZROC was next on the list. They called the next morning and got the rest of the appointments set up. We've found that once AZWARRANTY gets the appointments set up the sub contractors are pretty responsive to your needs. Good example. When the ROC is mentioned, things seem to get done much faster. Two things I recommend when the builder is dragging their feet, or they tell you, "That's normal," is have them put it in writing, or tell them you are getting a second opinion from the ROC. Either option usually eliminates any doubt the builder may have with their judgment call on that item.
