They are having a closeout sale. I found a number of clothes in X-Large and larger while looking through their racks yesterday. As closely as I can figure they are paying about $30 per square foot! I was told some time ago that the commercial rental in Maricopa is higher than at 24th Street and Camelback. That doesn't make any sense to me.





$30 a sq. ft. per year, or per month? if it was per month and the shop is 600 sq. ft. that would equal $18,000/month. if its a year it would be $1500/month.

does anyone know, with certainty what they charge for rent in that area?


i've seen the store for sale in the classifieds here. sucks to see a local place go under, but we are all to blame. we, the citizens of maricopa didn't support this small business.

A niche shop like that needs more traffic for it to survive. There simply aren't enough people here too keep them in business.

That place had 'now closed' written across it, the day it opened.

There is another problem in this town...no signage. There is a very nice commercial center on Honeycutt, but no one would ever be able to find it if they were not completely familiar with John Wayne Parkway and its cross streets. There should definitely be a sign at the corner of Honeycutt and John Wayne Parkway. Most good shopping centers I have seen have large signs out front that let you know the names of the stores in that center. The shopping center on Honeycutt does not have one, and as far as I know, the Fry's plaza does not have one. If they do, it must be ineffective as I have not noticed it.

Personally, I think this city has its eyes on easy money and has not been anxious to support local businesses up to this point.



You have got to be kidding me on the signage. People if you can't find a business in Maricopa you must be blind. Cexi Fashions has a sign on the back of the building that is directly on the 347. And the Maricopa Business Center is visible from the 347. Just take off your blinders and you will see. I would think that your curiosity alone would lead you to drive the 1/8 mile off the main highway to check out the businesses there. I believe residents here in Maricopa want nothing to do with local businesses and would rather talk about their demise here on the forum. I have an idea instead of wasting your time on here talking gossip why don't you get in your car and look around. It would take all of 20 minutes in traffic to see every shopping center in town. How did you find all the businesses in Chandler or Awatukee. It's certainly easier here in Maricopa than say Ray Road where the setbacks are futher back in most cases.
Maricopa has four shopping centers to explore and your done. Quit making excuses, it's just not true.

Saul...And just what part of these posts is gossip? The owner's wife herself told me yesterday that they have 1,400 square feet and pay $4,300 per month. There may be a little conjecture here, but certainly no gossip that I can see.

Fashions by Cexi....I mean come on people. I could have told you that would have failed a long time ago. One problem with businesses here is that if it doesn't address a need, people won't go. A clothing store won't make it here. Native New Yorker? They will be fine. This is a sign of a bad business model.

I wasn't referring to the statement about the cost of rent. I was referring to the general crap that is posted on here. If people would get off the computer and take a drive through town they would see all the businesses here in about 20 minutes. I just don't understand when people get on here and say I had no idea that business is here. It's not like we have a huge sprawling city with a lot of areas with businesses. Seriously in 20 to 30 minutes you can drive slowly though every shopping center to see what's here.

You think a taxi/shuttle driver is going to want to stop at each place, while I go out to pick up a "to go" menu at each place?
Not to mention, I need a lift to get into the vehicles.

I don't know if I have ever heard of anything in arizona referred to as the "COUNTRY". I affectionately used to call it either "The Desert", "BFE", or my personal favorite "The middle of nowhere..."

It is located in the row of shops in front of Ramsey’s, between Presidential Pools and Pizza Hut. Other businesses there include Say Sushi, Taco Del Mar and a pool supply place, the name of which escapes me.

Yes, that is probably about right. Ramsey’s, X-Treme Fitness and others in spaces that were built first often stated they had the “lowest” rents with $24 per sq. ft. per month. Ramsey’s rent was around $15K a month, hence the reason he couldn’t keep the doors open even when the place was busy more often than not. The prices were based on population [I]projections[/I] that never came to fruition. When those people signed their leases, Maricopa’s population was supposed to be nearly double what it is now. Barclay didn’t allow for the “drop” in the market and the business owners are stuck. I said it when Ramsey’s closed, followed by Century 21 Metro Alliance and First American Title Company…it’s the beginning of the end if people don’t start moving here again and more importantly, shopping here.

As for Fashions by Cexi, it was destined to fail before it opened. For the line they carried, the name was horrible. They had mostly teen fashions and most mothers would not take their daughter to buy clothes from a store that made a play on the word “sexy”. It sounds like a lingerie shop and I am sure that alone kept people from going in. Another thing that made no sense was they carried men’s clothes, but only in the larger sizes…nothing for teen boys. Their website was horrible for the longest time (haven’t check it lately) and you couldn’t even navigate it because of the broken links. Finally, the backside of their store faced John Wayne Pkwy., which is where the visibility would come into play, but instead of the store name, it just says “FASHION”. That isn’t going to capture anyone’s interest.

They have only been open for 6 months. Give it time. Before that, it was a gift shop that bit the big one.

I can think of two reasons that Cexi is closing. One is the high rent (and yes, can you believe they are building right now more retail type space in that shopping center by the same investor- Barklays of Scottsdale!).

The other reason is that a store has to offer a larger selection of merchandise to succeed. When I see all of these small businesses startup in these small retail stores and the store is half-empty looking, I know that there is no way that store is going to succeed. Sorry to say, but that is just the way retail success works.

I know of one small business owner who is doing it right and that is Poco Loco. When you go in there you have so much merchandise that you actually have to "browse" to see everything. Although I know even they are "hanging in there". I am sorry that Cexi is closing, I did buy a skirt and belt there when they first opened, but they did not really have enough things in my size and style to make me go back.
