Alert | Well i had a friend tell me today that hacienda is going under which i dont doubt ive done some searching on the internet and found some thing suggesting it. What is really distrubing is the fact that if i go to there website it no longer list catalina at alterra and i havent seen any sales people in the office latley so i guess that just really helped my resale since half the subdivision is complete. Anyone else have any info on this? | | | |

Alert | I went down to the Altera homes this weekend and there is a sign in both Models offices saying they are temp. closed. I thought they didn't have the staff due to cut back or something. Alert | | From what I know, Hacienda is only keeping 2 of their sales offices open. There is one in Gilbert and one on the west side of town. I believe all Maricopa locations will be closing. One of my buddies sells for Hacienda in Gilbert and he said they are down to 5 sales people in the entire company (3 in Gilbert and 2 on the west side). BofA was the investor for most of their properties and BofA is shutting them down in the communities they were financing. Sucks | | | |

Alert | | yeah its preaty sad when the house down the street from me is bank owned and selling for 150 which is half of what i paid for mine. And then after having my house apraised for a refi and finding out what it was worth its no wonder why people are walking away from there house i sure dont want to stay in maricopa for the next 15 years to wait for my house to come back up to its orignal selling price. | | | |

I am just saying you hope a large investment like a house will make you money in the long run rather then lose you money (long run meaning years). I am not referring to those who buy as investments to flip them short term and make money. Alert | | I always laugh when people say i brought my house to live in! usually that means they lost just as much or more money in there house then most HAHA but also what a load of crap come on! i mean a house is not a car your not supposed to lose 10 grand as soon as you get the keys to your house! in a good market the house will apperciate slowly with time. But this is a crapy market and crapy economy so we all just have to ride out the storm. I purchase mine thinking that in 5 years i will be able to move to the tukee or chandler but since the market crashed i have to wait longer which also sucks becuase the longer i wait the crapy this town seems to get. low house prices dont exactly attract the best people. im just glad im not living in murder meadows i mean maricopa meadows lol | | | |

Alert | I bought my house to live in. I've said that since I bought it. I said it when it "went up" 100k within a year. I say that now when it would probably sell for less than I paid for it. I have always thought of it as an expense. It was money I was planning on spending/losing all along. Once I made the decision to buy, it would be gone. The only question was how soon I could pay it off to keep my TOTAL cost down(136k to go).
The investment I made was in the community for my family. The return I get from that is well beyond any monetary gains. If the " value" of the dirt,wood,stucco, etc keeps going down, oh well. As soon as I get to zero balance due, I will never have to worry about being "upside down". I'm not upside down now, so that isn't even an issue.
I don't own a Hacienda, but if it weren't for the Hacienda home I saw in Avondale, I wouldn't have come to Maricopa. | | You may remember this from the original 85239:

LOL .... I have to agree I bought my house to live in it but I also want it to make money for me. I (knock on wood) am still even on my house. The value has not gotten worse but not any better either. "im just glad im not living in murder meadows i mean maricopa meadows" same here

Alert | What will happen is that a new builder will buy Hacienda's properties ( the remaining lots) and eventually finish the neighborhood. Hopefully the new builder will buy Hacienda the company and continue to build the same homes on the remaining lots otherwise you will have completely different homes in the area. Although that is still much better than empty lots. Also I have yet to see our HOA have any real effect on those who wish to flat out ignore the HOA rules! | | | |

That is everywhere... No one can seem to escape this issue no matter where you live. I read through some forums (as well as be active in them) regarding this issue. Is it that people don't care what the neighborhood looks like anymore or is it me being me... LOL

People that had this same view as you didn't spend a lot of time researching the market and how it actually works. If the houses in Maricopa double in value the houses in Ahwatukee will double if not more. If you cannot afford Ahwatukee right now you are not going to be able to afford it just based on your house going up in value. You better have other investments or have significant income increases as well. Look at the market right now. Ahwatukee and West Chandler have not been impacted anywhere close to how Maricopa and the other outskirt areas have been. People are not leaving those areas so the houses retain their value.
