This isn't really a story about Maricopa. Although Maricopa is the example, there are similar happenings everywhere. What makes this community unique is that it was build from the ground up all at the same time and just about entirely during the period in question.

Remember the savings and loan scandal of the 80's? Then there were the corporate fraud cases involving Enron, Tyco, et al, in the 90's. Finally, the opening decade of the 21st century brought us the sub-prime mortgage scandal. One thing in common for all of them: a total lack of business ethics. Banks knew full well that the borrowers didn't stand a snowball's chance in hell of paying these loans back. They also knew that people really wanted these houses and would do almost anything to get the chance to own one. Not that the buyers shouldn't have done their due diligence, but c'mon. We've been programmed to trust the guy in the suit and tie.

When the market bounces back, which it will, Maricopa, and its surplus of affordable houses will bounce back just fine. There is a reason builders keep building. You have to build and spend through the lull to be better prepared when the market does come back around.

this is true...but most of those area have the things they need...retail, resturants and the such so its not AS bas as we have it here. We cant even get a retail store, a FULL SERVICE resturant or a GYM FOR THAT MATTER to fully commit to building anything here. They start moving the ground then they back out or stop building with no future date in site. This is fustrating!!!  i'm hear for the long haul, but I dont want us to continue to go backwards for God's sake!



Businesses are just doing the prudent thing they need to do until things start looking better economically.  It is no result of failure on Maricopa's part.  It is smart business practice.

These businesses will be here when they can afford it.

You have no idea how lucky we are to have what we have with a population our size.  Everything comes with size.  You just have to be practical and patient.
