Alert | Citizens of Desert Cedars,
I have been working closely with your HOA Manager and Board Members to help resolve some of the same concerns addressed in this forum site. Last week alone I sent out sixteen Notices of Violation letters to some of your neighbors who are not in compliance with city codes. Having said that, there is now a period of time that is required for compliance to be met. As for the weeds along Bowlin Rd., our Public Works staff was quick to respond to a call for service that came to me through your Board President. I still have some additional properties in Desert Cedars that are on my list of things to do, so in the mean time we ( Ms. Simser and your HOA Board) are making progress and will continue to do our best. If anyone has any questions, complaints or concerns feel free to call me at 520-568-9098 ext. 256 or e-mail me at bduncan@cityofmaricopa.net

Alert | | Thanks for the progress and update. Nice to see a number and email to contact someone should there be a need. I appreciate it. | | I am enough of an artist to draw freely upon my imagination. Imagination is more important than knowledge. Knowledge is limited. Alert | Thank you very much Brian for all the help that you have given us. It's been a tiresome process trying to get everyone to comply. We're getting them one at a time!!!!
I drove the community again tonight and we've got one more off the list and another one has submitted AC approval papers.
BTW...Bowlin looks great. Thanks again you guys ROCK!!! | | Senior Member Posts: 4625 Joined: Feb 2006

Alert | | How about the people who treat the side of their driveway like a parking spot and park on the rocks? That can't be "legal" according to HOA rules, can it? It looks so.....Beverly Hill Billy'ish! When we leased in Ocotillo last year it was against the rules to repair vehicles in your garage and driveway, not that we did! However, we have neighbors that make the street (Buckhorn Trail) look like a junk yard in South Phoenix. Again, very Beverly Hill Billy'ish!

Alert | | I guess it doesn't matter if you rent or if you own, you still live there and should maybe have some pride in how your home looks! That's fine. You will be gone eventually, like all of the other renters who will come and go. Nothing wrong with renting, we did for a year when we moved here, but we kept the home in good repair and appearance at least! Ok, I'll be okay with it as long as you don't start tying goats up to the bumpers in the front yard! Ha ha

Alert | | You might want to check the governing documents. I think that you'll find that parking is only allowed on driveways and in the garage and not in the street or in the rocks of your side yard. | | Senior Member Posts: 4625 Joined: Feb 2006

Alert | | Dear Senior Member, If you see a homeowner complain about a property that is rented and it's a valid complaint, why aren't you sending the owner a notice of violation and eventually a fine and the owner can take it up with the renter? Why do you think renters have a free pass?

Alert | How do you know that the person in question hasn't been receiving the notices and just choses to ignore them? Which in turn will really get the landlord upset when there is a bunch of fines on their account that they don't know anything about because the notices have been thrown away.
I don't see anywhere where it is stated that the renters have a free pass......they are treated just like everyone else is. | | Senior Member Posts: 4625 Joined: Feb 2006

Alert | The other issues with renters is that the original homeowners may not have provided the HOA with a current/correct mailing address. So then the notices do get sent to the renter (as state earlier) and thrown away. Or the notices are sent to never never land and no one gets them.
Most renters are fine but there are a few doozies out there.
Persistence.
Good luck! | | | |

Alert | Exactly but the HOA doesn't have any way of knowing this information unless given. Then they find out about everything and get mad at the HOA for not notifying them.
Agreed there are a lot of good renters that really do care as if it was their own. It's always the few bad apples that make situation sour for everyone. There's more to renting a home than just paying the rent!!!!! | | Senior Member Posts: 4625 Joined: Feb 2006

Alert | When I was on a board and people would come and complain or we would be in court and they would get mad, I would say, why didn't you communicate with us 6 months ago? Communication is a two way street.
My favorite about mailing notices: 'oh my kid gets the mail and must have dropped the notice in the street' HUH!? all 5 of them before we send certified. And then certified is only as good as the person is willing to actually pick it up and by then they know what it is and won't pick it up.
Seesh, some people. | | | |

Alert | | My favorite is after 9 mailings a homeowner said that they never got any of the HOA's notices but funny thing is that they got the City notices after they stepped in and sent one. The best part is that they got the HOA notice for the assessments because they paid them.....just not the violation notices?? <img src='http://www.85239.com/desktopmodules/ntforums/images/emoticons/crazy.gif' height='20' width='20' border='0' title='Crazy' align='absmiddle'> | | Senior Member Posts: 4625 Joined: Feb 2006

Alert | | Dear Senior member, About the renter problem, YOU know the address of the property and you know the address you're sending the notices too. So it's not difficult to know if the owner is being notified.

Alert | This is where the information is wrong. I don't recall having any complaints about people parking on the rocks. Unless there is an issue that has gotten out of hand then the management company does what they get paid to do.....handle it.
The board of directors doesn't get involved unless there is a dispute or an ongoing problem that requires attention. Or a homeowner comes directly to the me or a board member. | | Senior Member Posts: 4625 Joined: Feb 2006
