What issues would we face by disbanding the HOA? Alternatively, could we seperate the different areas of Desert Cedars into different HOA's? Greythorne, Inaugurals, Signatures. Has anyone done an analysis on which areas have the highest nonpay percentage? I'm about to do a map of the entire community listed the owners of record and which properties have liens filed and/or are in foreclosure or for sale. All info from public records. Any interest?

I have no interest in this, Our HOA is doing all that is possible to take care of the issues. Many HOA's are in the same boat due to the foreclosures, its not only us.

It would be a foolish move. Each area would need to negotiate new contracts. The result would be higher prices since you are losing the economy of scale. You no doubt already have contracts for the whole area, these would have to be trminated. If one area runs into hardship there will be no resources to bail it out. This will impact neighboring areas by impacting your property values. Your HOA is already challenged by being a smaller one don't think splitting it will make it easier.

You would also have to get the city to agree to take over maintenance of your common areas. City's do not like to do that because it stretches their resources and costs them more money.
