Hello,
I usually get an HOA + trash fee invoice in the mail mid month for the next quarter. I have not received anything this time. Am I the only person with a late invoice? Has the fees remained the same from last year? If it has changed what are the reasons for the changes?

I finally got mine yesterday. It was actually a large packet of one year of payment slips... apparently they want monthly payments now instead of quarterly.

Out of curiosity, how do our fees ($70.50 per month according to the new payment slips) compare to others? I recall talking to someone in the villages that thought they paid about $55 per month, trash included (and they have the pool/workout facility). They weren't 100% sure on the payment, however, but I do suppose their larger scale would lead to lower fees.

They probably changed to monthly payments because about one fourth of the residents don't pay at all. I question whether the board has the authority to do this as the original contracts called for quarterly payments and now they'll get the money from those paying even later.

Katreka,

Payment booklets have been mailed out and you should be receiving it any day now. To simply answer your question, Yes, the fees have gone up. This is the first increase since the subdivision was created and the fees were adjusted to meet the rising costs that the HOA is now paying as well. The trash has also gone up a small amount as Maricopa Disposal has increased their rates. We decided to switch from quartery payments to monthly payment to try to ease the burden to each and every homeowner. It is much easier to budget a monthly payment then a lump sum every 3 months. However, if you would still like to pay by the quarter simply add 3 payment slips together and send it in. Hope that helps, if you have any further questions please send me a PM.

It really irks me that there are a bunch of people not paying their share. I'm sure that was part of the increase of the fees is that we can pay their share. I want to know what is being done to those people that don't pay?

just be thankful you dont live out here where i do in tortosa...we are getting screwed....we have absolutely no ammenities and they just raised our rates the legal maximum of 20% to $84 and change of which about 17 or 18 is for cable....what a rip

We are doing everything that we can within the confines of the law. That means we can go up to and including placing a lien on the property. Unfortunatly we can only collect if they sell the home.

I know it is a tough pill to swallow knowing that you have to pull someone else's load. As a community member I too must help shoulder that burden. It was a very tough decision for the board to make.

So the HOA is powerless until said non-abiding HOA members move. How do you track that? Also, can you approximate how many members are not paying their HOA dues?

That is something that the title company takes care. When they go to close on a home they verify that there are no outsatanding liens and they will also check with the HOA for a balance. If there is any type of profit from the sale they will automaticlly deduct the amount, if not then the sale can not be comleted until the lien or the HOA is paid in full. How many, around 25%

Well lets see

1. There would be no street lights, as the HOA pays for the power.
2. There would be no grass, tree, plants, as there is no water and no power to pump it.
3. Your nieghbor could put a car up on blocks and no could do a thing, as there would be no one to enforce it.
4. There would be no garbage service. Kinda smelly.
5. Etc. I could go on but what is the point, hope that is enough.

Anyone who is $400 or over behind on their dues will have a lien placed on their house. We also apply for judgments and garnish wages.

Basically very method available to us to collect monies that is available we use.

To answer your question......yes we place liens and yes we have garnishments out there to collect the money. We hate doing it but if people aren't going to pay then we'll do it. It isn't fair to the ones that are paying.

Yes there are legal fees that we have to pay to place these liens and garnishments but there are other things also.

Any legal fees that are spent to collect from homeowners are passed on to all the homeowners.

Seems Desert Cedars offers nothing in the way of amenities ... no pool, clubhouse, activities ..nothing .. yet we get an increase in HOA dues. And if that isn't bad enough we have to pay for all the slackers who live here and don't pay their dues. Nice ...

And to respond to 'matmo' who states that if we don't have an HOA to police the residents we will be living in ghetto like conditions. Maybe not in those words but the implications are there. What a nice opinion he has of his neighbors.

I have had 4 houses == so far == and not one of them had an HOA and the garabge was picked up regularly, no cars up on blocks, police to check on your property if you were on vacation. There was no need to walk around with a flashlight because we had streelights which were maintained by the village. Water to drink, water for landscaping and to flush the toliets.

It is integrity and pride in ownership not an HOA that motivates a person to maintain his property.

In my opinion, the HOA is not the 'be all and the end all' and if they are not an active part of the solution then they just might be an active part of the problem. Of course, that is just my opinion.

Your right there are no amenities but that doesn't mean that there are no expenses either. The cities are no longer maintaining the greenbelts, paying the water to keep them up, paying the electric bill to keep the lights on. That all now rests with the HOA's that are a requirement to build new developments in any city.

The lack of lights in Pinal County have nothing to do with the HOA's. Pinal is a twilight County and therefore the number of street lights are regulated throughout the communities and city.

The assessments have not been raised since the creation of Desert Cedars but the costs have increased. But just a side note.....even the communities that have amenities have increased their assessments also. The increased cost is not immune to Desert Cedars.

It was not something that was liked by the board to do but a necessity.
