Really, you think so??? I have three neighbors around me that have lived in their home (not investors) for at least 6+ months that have yet to do anything to their front yard. I have to drive through a mud bog in the middle of the street just to get to my driveway. Also, 2 of them still have paper up for window treatments. Last time I looked, the wall off 347 that was struck during the drive-by was still patched with particle board, that was 2 months ago.

They do a good job??? They obviously don't enforce the CCR's so I'm debating on paying mine anymore.

This is my third house, thus third HOA, this company flat out sucks...

I believe they have started to fix the wall. I guess they have no money to enforce the CCR's.

I guess, $800.00 a year from hundreds of homeowners can't be sufficient. I could be wrong if I'm one of only a few that are paying their HOA assessments. I think I'll stop....

Yeah, there are a few left that don't have their landscape complete, their window treatments up and/or have weeds in their yards.

These homeowners will soon be complying. The fines have been increased to the point where it will be cheaper to have landscaping installed, buy window treatments and/or have a gardener pull their weeds.

We can't make them do these things just like we can't make them pay their dues and/or fines. But we can attach liens to their homes as we have been doing. We currently have at least a dozen liens that are in the process of being completed.

The wall was completed last week.

After dealing with two insurance companies (the homeowner and the HOA) the claim was finally completed. At such time the decorative brick to match was ordered.

It was a longer process because the accident was a crime scene that ended up being an investigation into the drivers death. Very sad situation for all and now we all look forward to moving forward and putting this tragic event behind.

You can't make people pay their dues just like you can't make people do their landscaping, add window treatments or pull their weeds.

But the HOA can fine, add late fees, demand fees and finally attach liens to homeowners property. These do happen and have been happening more than people realize. There's a lot that goes on behind the scenes.

You know, I'm just really frustrated. Most of us have busted our humps to make sure we complied with the CCR's that we signed off on when we bought our homes. When someone's non-compliance results in me cleaning up their mess, I get angry.

I think we can all understand your frustration. As I pay my dues and manage our yard and keep thing in compliance. Hopefully the steps the HOA is taking with the liens with get the message across to people.

Totally 100% agree. The HOA has taken steps to get those non-compliance homeowners taken care of. When others take care of the problem it stops the fines and then they have to start all over again. That also stops the lien process from happening also. Contact me and I'll be more than happy to explain in more detail.

HOA and management company seems pretty powerless in enforcement. Perhaps dissolving would be in order and let the city get more taxes and do the enforcement.

That's not a bad idea since I've been complaining to th HOA and I still don't see anything being done. I've lost confidence in the HOA's ability to enforce their CCR's. I was told they contacted the city and that the street would be cleaned, that was over a week ago. My follow-up phone calls to the HOA have not been returned.

hmmm, we've gone from 8 homes huge weeds down to 4 in the last two months. The front landscaping of 3 that I know of that was causing mud into the streets have been done in the last two weeks with the worst one being done this past weekend.

Also if you notice Bowlin road has also been cleaned up in addition to all the weeds in the empty old Halcraft property next door.

It's been stated before and I'll state it again. You can't make people do what they don't want to do. But I can guarantee you that the HOA has been giving out fines and place liens on property for people when they don't comply.

Well, I don't know what you're talking about because Yucca ln is still the same. Dried mud everywhere and 3 yards not landscaped (putting rocks out in the street with a landscaping sign in the dirt doesn't count in my book). By the way, the rocks in the street blocks the water from draining thus causing mud. Drive down Yucca ln. and tell me that you think it looks ok.

The other side of Yucca is the one that I was talking about. The entire street was covered with mud about 6 inches thick. The mud is gone and all but one home is cleaned up.

The side of Yucca you are talking about has been has been receiving violations upon violations.

"ALL" homes in Desert Cedars that don't have landscaping installed with be receiving a violation from the City of Maricop....if they haven't already. In addition they will continue to receive fines.

Well, some progress is being made, someone else is starting put in their landscaping. That leaves 2 left. I'm really not sure what is going on with one of the homeowners, they have late night parties, has been observed being arrested once in his front yard by PCSO and has neglected to put up blinds and and complete the landscaping.
