Alert | | i was told office buildings won't go in that land on honeycutt and hartman, it is commercial, which has different zoning than office plazas and that land is commercial only. also, i was told the community has to be more than 70% populated before they will build and open anything. i don't think safeway owns that land though. i live right there and ask quite often if shea has heard anything and they haven't heard anything as of yet, from what i'm told. also, when i first moved here, they said a cvs was interested in the land. i really don't think and i've got both fingers crossed, that they don't open a food city there! i can't see that happening with rancho mirage opening. plus, the fd has that land leased for about another year from what i've been told. we may not see anything built there for at least another year or two....if that...ok by me, i love seeing the mountains w/o a view of a building. | | we finally voted in a smart president! | |

Alert | Well according to the future land use map, the lot is lil purple square E which says it's Employment/Industrial - whereas accross the street on the rancho mirage corner it's lil red square C for commercial. This is all in my fancy high falootin technical terms, of course...
Fry's and Bashas are labeled in the lil red box C category...
So whats the difference between C and E besides a D? And how right is the future land use map?
The corner of Smith-Enke and Porter where they have a UTAZ sign on the lot is also lil purple square E on the map... | | | |

Alert | E would mean they manufacture or at least employ people, usually at a set number or salary, in other words not retail.
Commercial would be more retail type.
The future land use map just shows how an area is zoned, but it is subject to change at the council's desires. Translation: if one of the "good old boys" wants to put something in the zoning can be changed, if it's someone the council doesn't like they won't change it. | | The red head is BACK!! Alert | | really utah? because we signed the dotted lines at the end of september and it was either november or december that elite at barcelona dropped the base price on our model (as well as the others) from 205,990 to 175,990...we called and asked what the incentives were now with those new prices...and they said either the granite counter top or 5k for closing i believe it was.....then in january or early february they dropped them again now down to 152,990 if i recall the exact figure...we told them unless they did something for us we would walk as well....i spoke with the vice president of elite mike casey....and he knocked 17k off of our home...considering the fact that we bought when there were 30-35k in incentives being offered....so we ended up closing on feb 28th and have been at barcelona since....since weve moved in they bumped base prices up a couple of thousand....but have been holding steady...not sure what they are offering as incentives if anything now....but from when we signed...they have dropped big time.... | | *formerly known as inyrfce2* Senior Member Posts: 797 Joined: Dec 2006 | |

Alert | I think the 21 acre parcel on the SE corner of Hartman/Honeycutt is still owned by Murphy Investments (since 2004). Murphy Inv. is owned by Miller Holdings Mgt. Co. (Larry Miller) out of Scottsdale unless someone else recently bought it. The parcel # is 502-51-003 on the Pinal County Assessor's site if anyone wants to confirm.
Does anyone like their Elite home? I looked at the Valencia models & liked the 2 story one. Any good or bad about Elite or Tortosa that anyone wants to share? | | | |

Alert | | we absolutely love our home too. we love that we were able to take a 4 bedroom house, make it 3 bedrooms, making the 2nd bedroom much bigger and almost master like in size. we also like that Elite is the only or one of the only home builders to be considered an Energy Star builder. some of the older homes in Barcelona, our community, have the older windows, but we have the nice tinted windows. We have already said, if we were to buy again, Elite is how we would go. | | | |

Alert | My main requirements when I first started looking for a house was single story and a private backyard, which meant I didn't want to be surrounded by 2 story houses that could look into my backyard and see me out there calling the dog in late at night in my jammies (or less). I didn't care for the layout of the new Cantera homes in VRED and I got lucky with the lot--greenbelt on one side and rez behind me--it had the floorplan I wanted--same one as char--private backyard, one neighbor and extra parking on the street!!
I now have a 2nd patio with a propane fire pit, so I gots the party house!!! | | The red head is BACK!! (and still mouthy)

We love our Elite home in Barcelone. If your looking for energy efficiency this IS the builder IMHO. A few weeks ago the electric went out and it was pretty hot out as your can imagine. The thermostate never went any higher than 79 degrees. We have 1674sqft and it was off for about 40 minutes as I recall. | | Go Broncos!!!! | |

too bad, because we really could use another grocery store in this city. We have Tortosa, Rancho Mirage, Glenwilde, Dessert Passage, and East Senita that could all take advantage of a closer grocery store. The Fry's gets so crowded, and they are always out of stock on sale items, Milk for example, that it makes it unpleasant to make the 10 minute drive, hunt for parking, and then wait in a long line, and by the time you make it back to Tortosa, your Ice and Ice Cream has melted. Oh well, I knew what I was getting into before I signed for my home. | | | |
