Alert | It sounds like right now your still under what is called the "builders' board". The community has not sold enough homes yet. You can check your CC&R's but it's usually 78% that has to be sold for it to be turned over.
When the rate gets to be about 75% or so they will send out applications for the "transition committee". This will put a few homeowners into the "loop" as to what has been happening.
When the sold out rate is high enough then their will elections for the board positions. This usually will be the annual meeting.
The only meetings that are happening now as a "builder's board" are for emergency conditions and to fulfill the Article of Incorporation/CCR's Rules. There really isn't anything to go over or to handle right now. Everything is still the responsibility of the builders.

If they have closed door meeting why do we have to pay I thought the whole idea of an HOA is to have home owners run it. It still looks like a couple years befor we are close to compleaton are we to wait that long befor we have a say in our own community??? | | | |

Alert | | 45,000 is the # i keep hearing, but thats for the complete build out, you need to check wilt the county office in florence, because that's where the tortosa tract was approved prior to maricopa annexing it, thats y there was no bridge when the road got washed out, the county didn;t see the need being an unincorporated area tract,t | | | |

Alert | I just looked it up on the city website, Tortosa is no where near going to be 45,000 homes. Not even 45,000 residents, so whoever told you that, may have been looking at the wrong info. It appears its about 1200 homes for Tortosa and about 1100 homes for Tortosa South. Makes sense, I know that Barcelona has about 150 homes, Valencia has about 110 homes and I think Marbella is about 130 homes.
Terry, maybe the info on 45000 homes is for the entire city of Maricopa? Maybe that's possible. | | | |

Your fees still go for the up keep of the common grounds and any type of amenities that you might have there. I can say that the monies that is collected from existing homeowners does not cover everything yet. They are still having to pay out of their pockets.
They don't have closed door meeting at all. You can attend them but they are only have annual meetings right now.
You can still have a say but all decisions if any are needed are done so by the "builders' board". All rules are followed based on the governing documents of your community. | | Senior Member Posts: 4625 Joined: Feb 2006 | |
