For anyone who was unable to attend the annual HOA meeting last night there is a complete summery on the villages website. At this time the tot lot cover expense was denied by the general population. 2 new board members were added to the board and many interesting topics were discussed.

No what I'm happy about is the fact that maybe people are starting to understand its not all as good as its been said. I'm sure that you are very proud that we only have 900 dollars for operating expenses! I'm sure you will be happier as the money keeps getting spent on nonsense items as well? Where you there last night, are active in trying to get on the committees as well? We showed up stated our opinions on what issues we thought were valid and that was that.

Now then its only fair that if you think I'm Mrs. Durst, feel free on wed night to introduce yourself to me, I'll be with my husband who in fact wears a left knee brace so I'll be easy to find. You see the difference between us and you that pick on us, is we are not afraid to speak our minds, you all just hide behind the little names you pick out and stay there!

Funny! I actually laughed!

Here's the difference between me and you two. No, I wasn't at the meeting. No, I really don't attend the monthly ones either. But, I'm also not coming on the '239 and the Villages website posting how I feel about the HOA and the board. Offering NO SOLUTIONS, NO HELP and NO SUGGESTIONS. Just a simple "Hey, I'm just here to bitch about the HOA and everything under the sun is the boards fault"

Whether you like it or not, I'll take responsibility for getting you two inactive "arm-chair board-members" of your lazy, excuse-ridden duffs and into a board meeting. I congradulate you 2 for FINALLY, after how long?, and how many "we're busy on Wednesday's"?, getting to a meeting. But, if you REALLY feel strongly about your convictions, you'll actually serve on a committee.

Believe it or not, I actually LIKE having homeowner's who care. I find it comical though, when homeowner's sit back, bitch and complain all without going to meeting's or even finding out the FACTS behind decisions. I find all my facts from talking to Pam an occasion, reading the websites and reading the minutes. It takes so little time to get to the root of the issue. But it seems easier to most people to take the typical knee-jerk reaction and bitch about the board and HOA. Like I said before, keep attending and be proactive or you'll just go back and end up being the arm-chair board member in my book.

Kudos to you 2, for this month anyway.

Glad to give you a good laugh. FYI we have been to 4 of the meetings this year, served on the transition board and are hoping to serve on the budget committee. We were unable to do more this past year because of health issues and I again recently spent a week in the hospital. Also we both WORK on wednesday nights which makes it impossible to attend unless we alter the work schedule which is mostly impossible to do right now

For the record, we have been active with the board and HOA since the day we moved in 3 years ago.

PS Why do you keep comparing us to Mr Fagenbaum?

VIS, thanks for the response, you really don't know about what we do and the voicing of concern outside of what you see. You make assumptions that we don't get off our duff or whatever when in fact we do. You see, the difference is I am vocal when we have $900 dollars in operating expenses, spend $1600 dollars on bikes and yet have no money to pay the bills and now will be taking out anothe 50k to pay them! When Pam or others say don't worry about it, we are fine we have money, that's a bunch of crap! You can only fight so much. Weds night I'm coming loaeded for this, I don't see the need to increase HOA fees 20% without doing serious cuts, if the board can not understand that things should be cut, without our help, what makes you or me or others believe they will do it with our help? To many times I have heard the incessant response of we have money, BULL I don't believe it.

So tell me who are you? Pam or a Board member that doesn't like it when I know what you are doing is wrong. Like the other night when the minutes from last years Board meeting was never approved at the meeting? SO let me ask you did you learn this short cut in the AACM classes? The people of this community if you want to call it that needs to wake up once and for all. I have said what is on my mind, nobody wants to listen but its funny every thing that I said over two years ago is coming true, watch a special assessment is next in line. For the remark that no-one can call on the past due accounts is even more funny, then tell me all of you smart people that say I don't know what I'm talking about then why does AAM have a colelction department . In every mgmt compnay they have collectors that make calls to the owner's that are past due, then they inform the manager of what is going on, then the managers is to inform the board and then and only then get Board approval befpre sending the file to the attorney. And for the record Pam worked for the firm that I worked for at one time.

It seems reasonable that a management company should be expected to call owners who are past due. Is this not happening?

Hey PKMET, and what exactly are you doing? I didn't see you come up and introduce yourself to us at the meeting. You must be another one of those that bitch at others yet won't get off your duff to do anything about stuff!! As for saving 10 bux, that's 10 bux more than I see you trying to save!! And yes AAM has a collections dept and no they are not using it collect any delinquent fee's since they "don't have time or its not there job to try" and collect for this even though we have a 38% delinquent rate, go figure.

I agree with all of you who are making the valid complaints and also agree that it must be Pam or a board member protecting the board due to their being incompetent!

I was unable to make it Wed. night because I was in the hospital but can someone please tell me did the blonde show up again to discuss the crappy landscaping we have around here? I noticed today we all got letters in the mail and Pam made a point to make excuses for DLC and their inability to do their job around here.

DLC reps gave a presentation at that meeting last Wednesday and answered several questions from the homeowners. It was a perfect opportunity for those with questions and issues to raise them and a missed opportunity for those who choose not to attend.

Also, why haven't they put liens on property or started court proceedings on the 38% deadbeat losers?

To hike the rates of those who DO pay to offset the deadbeats is STUPID.

Pam stated at the last meeting that after 90 days a lien notice is filed and then after that the case goes to the attorney. Prior to the lien notice some number of written notices are sent at specific intervals that I don't remember. You should raise the question on The Villages website because Pam does answer questions that are asked there.

1. DLC made the presentation that we needed an acid injection system for the pipes this would help with watering and keep good water going to the grass, plants, tree's etc. This is a 14k investment that already took place. I'm sorry, I'd gladly forfeit the way some of the landscaping looks in order to get a cheaper and possibly even better landscaper in here. Now it comes down to the cost and what we are going to pay to keep this place up with so many foreclosures, and I don't feel like bank rolling the place along with all of you!

2. AAM tries 4 times to send letters and then it goes to lien, we asked about calling and the response from AAM was " its not our job and we don't have time!" then excuses started flying about how there are federal laws etc. My wife does this and its crap! We have 38% rate of delinquency from foreclosures and other reasons and we need this money! If AAM can't do this then they need to be removed period!

3. Website, we are paying AAM 6k a year for this stupid thing, I'm sorry we can do this for 200 dollars a year and it would be just as functional, I'm already working on this with the board.

Now before any of you that like to bash on me or the wife start in, the question I have is what have you done, going to do etc. You said, we complain and don't get involved, well here we are so step up or shut up!

I am concerned we are overspent by $19,165.21 on postage/copies from Jan-Aug and they are not willing to pick up the phone to do collection calls. If in fact the postage is for HOA violation notification, I think email for first notice would be cost effective. I know personally, we received a notice regarding a coach light being out and we corrected it within the 24 hours of the letter. We didn't realize it was out. Sometimes the first notice is all it takes and an email communication is sufficent. I think if we polled the community, most would say they communicate via email the majority of the time anyway.

Umtech- Kudos for you for taking on the task of cutting the website costs. Both my husband and I maintain our own websites for about $15 a month. There is no need to spend $6k a year.

It seems that AAM does in fact have a collections process, so that is resolved. The question of using some phone calls and some mailings vs all mailings is a good one. That's a good issue for tonight's meeting.

Thanks to umtech for taking on the web site issue.

The acid injection system is actually a good step for dealing with the type of irrigation problems we have. We need to make it clear that perceptible results are expected in the spring.

I beg to differ on AAM having a collection process, according PAM at the meeting last weds night "AAM does not call anyone" they don't have time or resources. So how is it they have a collection dept and how is that this is resolved? its not resolved with 38% non collection of fees and nothing but a letter going out!

Acid injection, my thoughts are this, they are putting in a soft water system for the pipes, how many houses in the community have nice green grass and plants with the water they have now? Who's to say whether this will work or not, but for $14k we best see something change in my mind.

RG> yea I pay $77 a year for my website and it runs fine, so far I have a demo up for the board to review and many features will be same but different and even might be able to add a few in that was mentioned.
