Alert | We just recently got a letter from Maricopa Disposal stating that our trash services are no longer included in our HOA fees, as was noted in our November Community Newsletter.
We never received a November Community Newsletter and were out of town for the last HOA meeting, so we were not aware of this change. Can anyone confirm this?

Alert | | It's true. With the HOA collecting from the homeowners and then paying Maricopa Disposal, we were losing money. (Think of all of the vacant homes and delinquent owners--the HOA was still paying for those houses.) We're going to be paying the same amount per household, but paying directly to MD instead. | | | |

Alert | Jeep Maybe our HOA Fees won't get raised this year as a result!!??? That would be good. When stuff like this happens and it hurts our pockets or they want to raise the dues is when you have your annual meeting slap full of people!!!! Alert | I can't remember the exact figures, but our dues went up after revisiting our annual budget. Last year was the first time we saw some of the bills that the association pays and we needed to adjust our figures. I believe that our dues only went up a couple dollars per quarter. Our management company did not raise their fees, so that was very helpful. Honestly, changing the billing for maricopa disposal will greatly impact the association. We were paying for houses that a) had no one living in them and/or b) were behind in their quarterly dues. There was really no way for the association to keep track of all of this- so now, we will be able to save that money and spend it in other areas (park clean up, parking enforcement, etc). The board was very worried about raising dues- trust me... we have to pay the fees too and the board is VERY frugal. We truly don't want to waste any money and we try to do our best. If you have questions or comments, please come to the board meetings. It is frustrating to see the same 10 people at the board meetings but then receive nasty letters and emails from people who have never even come to a meeting (I am not referring to the original poster either, just a blanket statement- please don't take offense!)

Alert | With all due respect, if the board is frugal, and does not want to waste money, WHY is it spending ONE MILLION DOLLARS in the next four years on lawn maintenance, water, and other items to keep grass areas green.

Alert | I understand how hard it is for the Board to deal with the Budget, we appreciate getting the itemized Budget for next year, but did notice things on there that perhaps the Board and all of us living in Alterra should take a hard look at and see how we can cut some of these costs. I know the values are down so low now, my neighbors are just walking away from their homes, as many others are going into forclosure. We ourselves owe about $80,000 more then we could actually sell our house for, so seeing the HOA fees go up, even $10 a quarter is scary. I thinking paying the for the trash separate is great, we will be saving the money we were paying for the empty homes, and I must commend Jeanne and the Board members for putting it in place. The maintance on the fountain alone is pretty steep, we had a pool man last year for a whole year and he cleaned the filter, chemicals, and fixed what needed to be fixed, all this cost us less then $900 a year, I see we are being charged quite a bit more. Perhaps the Board can put out bids for new contractors, the building is slowing down and prices for contractors work is also declining, I work in the new home business and know for a fact, a good negotiator can get these rates down, saving us money on next years expenses. I'd even volunteer myself to help negoitate these fees. We would love to come to the next meeting and try to help out with input and logical suggestions, but never are 100% sure when the next meeting is. Perhaps we can have a meeting calender for the whole year added here to the forum so we can print it out and place it on our fridge to always know what the actual date of the next meeting is. Let's all work together to keep our community fees reasonable and looking as good as our grass does!

You're figures aren't really accurate, as the figure you quote includes ALL of Alterra's landscape maintenance (including trimming the "desert" plants and trees).
And you didn't notice all of the grass in the common areas before you moved in? I'm pretty sure a lot of people would be up in arms if the board decided to spend hundreds of thousands of dollars to rip out all of the grass and replace it with rock. Sure, we pay more for landscaping than I'd like to, but I think the common areas are very nicely maintained and add to the appeal of our neighborhood. | | | |

Alert | | For all who don't like what is happening in the community really need to attend the meetings. I think for the first time since the annual I may be showing my face at the meeting on the 4th! I do feel that many of the service providers need to be compared and if we make a decision on going with, for example new landscaper, bring them in on a contingency contract!! Have it written in the contract that they will be given 3 months to meet all of the necessary expectations they state in their contract they will be providing to Alterra, if they breech the contract they are let go! I saved my last community an extra $500 yr. by donig this. You have to shop around there is always someone willing to do the job better and for less.
