Alert | Does anyone in the Sub, particularly in Juniper, have problems with their air conditioning cooling down the house? We didn't have any problems until about a month and a half ago and now they can't figure out what the problem is. After having 5 different parts replaced and three different service calls it still doesn't work and Chas Roberts doesn't want to replace the whole system that is covered under warranty. We never had a problem, we would set the thermostat to 76 both upstairs and down and it would be 76 upstairs and down. Now the downstairs doesn't work properly and after all the service calls they have made out here they are now trying to tell us that "when its hot outside it won't go below 76 degrees" I just wondered if anyone else is having that problem. I know that is not true, it worked just fine before, when it was 114 outside it was cooling down to 76 in here. Not only that, our upstairs cools to 76 and is set at 76 yet the downstairs is set at 76 and it doesn't cool at all! HEAT RISES! They are full of it and I wanted to see if anyone else was having an issue with their homes cooling down properly so I can fight to get this fixed. Alert | We have had Chas Roberts out quite a few times since we moved in, twice for the downstairs AC not working AT ALL. The first time was our move in date, at the start of last summer (Welcome to your new broken house!). It involved a hole in the kitchen wall and a hot and sweaty move in.
The other time was when I was on pregnancy bedrest at the end of last summer (no activity except bathroom and back). They said "can't you just stay upstairs?" Hmm... no. They asked if I could just go up there real quick and crank the upstairs down so it cools both levels and then I could stay downstairs. I again explained the "no activity" that I had ordered. (My wonderful hubby did crank the upstairs unit down when he got home from work. It made the downstairs a cool 86 degrees.) And because we had one unit working, we weren't on their important list and it would be a few days. And they weren't joking. Two days later, they came to fix it. Buildup of condensation shorted the wires in the attic? Both AC units shut off and the smell of burnt nasty while it was being defrosted. Let me just tell you they unleashed the wrath of the crazy preggo with all of this nonsense. But whatever, it worked for the rest of the summer.
The problem we are having this summer is with one of our upstairs bedrooms. There are two bedrooms over the garage. The one gets much hotter than the other, even with heavy drapes up. I guess we're going to have to call them out again to check it out.
I just wish our houses were built with quality products and installed by people who had at least half a clue. Issues like this shouldn't be commonplace on a brand new home. But I would keep at it until the problem is fixed. You are paying them for service. They can do it right. (Always remember to get anything promised to you written down.) Alert | | We live in Juniper and were having problems with the air conditioning. Chas Roberts came out three times. The first time we called them was because our unit went out. They came out to fix it. The second time we called, the front bedrooms upstairs were hotter then the rest of the house. The guy told us it was because the were over the garage and will always be hotter or colder then the rest of the house. The third time we called was because everytime we turned the air on, whether it was downstairs or upstairs, the master bedroom was the only room getting air. The two guys that came out did an awesome job. They actually listened to our concerns and checked everything out, unlike the first two guys who only offered explanations instead of looking into it. They found out that our whole system was wired wrong. It was wired to only allow air into our master bedroom no matter where it was turned on. They fixed the problem, pretty pissed that it was done wrong in the first place, and we have no had any problems since. Alert | Alo all! I live in Juniper too and we've been having a lot of temperature variation between master/loft/front bedrooms depending on the time of day. In late afternoon/evening the master is at least 5-6 degrees warmer; same with the front bedrooms. In the early morning, master is much cooler than loft area.
It's kind of weird to me that two adjacent rooms can be so different in temperature, even with the door open.
Did you handle your Chas Roberts warranty issues with them directly or did you file a warranty work order w/ KB? I haven't been brave enough to dive into this yet, but need to soon, prior to my year mark in the home. Thanks! | | | |

Alert | | We just called them directly as well. We had already passed the year mark when I just had them come out again. They said that air flow management is warrantied for 2 years, so we still didn't pay anything. (Plus we made them extend out our warranty from the second time that they had to come out, so we basically had another half year.) They put a dampener in the loft area and shifted more air to the front bedrooms. He said the temp gauge was too close to the cold air output, in the loft, so the A/C was turning off before enough cold air made it to the back bedrooms. It was made worse by most of the air shunted into the master and loft. It's a lot cooler in the kiddo's room now. We're happy. For the life of me, I can't remember the guys name that has come out to fix the problems the last two times. He's a middle age guy. Anyway, it seems like he actually cares enough to get it fixed right and not just BS his way through the job. Good luck with your house! | | | |

Alert | | I can't believe I had a brain fart when I replied to your post wifeNmomma. It sounds like you might have had the same guy we did. He took his time, crawled in our attic and even tested the temp and air flow out of all the vents to make sure it was equal. Loved him. | | Proud Momma of 2 beautiful boys!!! | |

Alert | After 4 times of them coming out they finally have the problem fixed. Well...at least it is working for now. We have a 2002 model and we have similar issues with the variation in temperature from room to room. It seems like the only room upstairs that doesn't cool down at all is the Master Bedroom and they told us that if we get sun screens that will help but I am not sure how much. We do not have blinds or drapes on the 4 windows along the wall in the loft area and the sun beats in there all day long and it stays cool in there ALL the time. It never gets hot in there. Apparently we had a similar issue with the fan in the attic. They told us they had to order the part, which took about a week, they installed the new part on a Thursday and by Friday morning it wasn't working again so they came out on a Saturday and miraculously they had a spare fan (the same part they had to order that took a week to come in) so they changed it AGAIN and now it has been working but I do not understand the difference in temperature in the Master Bedroom. We had a hard time with the techs too. The first guy didn't seem to care, he was in and out in 20 minutes both trips he made. The other set were a little more helpful but sometimes it was hard to understand what they saying, they didn't explain things very well. I think calling to have them check the wiring would be a good idea for any of us who live in Juniper! I am not sure if any one has noticed but since I get out of work earlier than most I was able to observe some of the contractors they were using for the new houses they are building at the front of the sub...funny that the a/c company was not Chaz Roberts!!!
Hopefully we can get this taken care of soon but so far I am not happy with KB at all. We had major issues with our water softener plumbing too. I agree, when you buy a house, epscially a new construction, it would be nice if they took some pride in their work instead of just throwing it together in 4 months. I am from Michigan and I can tell you I have never seen a house built that fast there and they don't seem to have as many problems as we have with ours.
I am going to take full advantage of any warranties we have, that's for sure!
Frubjubitous: we had to call the warranty department for KB (in the owners warranty book) and they told us to call Chaz Roberts directly. Don't be afraid to be stern with them...they really don't seem to be too helpful and nothing will get done if you aren't demanding it. Let me know how things work out if you call. Good Luck! | | | |
