they are still building more homes in my neighborhood than their are spec homes. I know of 3 specs scattered throughout the neighborhood.
My thoughts are that people start to build, then realize as the closing date nears that they really cant afford it or they change their mind on living way out here, that the back out like TortosaGuy mentioned. Its harder to sell spec homes sometimes in new communities because people want to choose all their interior options themselves.

agreed utah.....there is a spec home on my street that may take awhile to sell considering the prices have dropped...its only 1674 sq ft but it has a pool and fireplace and a couple of other things for 221K....guess it depends on what people are looking for but i dont see that house selling for quite some time

A huge issue over the last year has been the inability to sell existing homes. We're in Milano and I know many people had to back out when the couldn't sell.

Yeah, we have on by us on Toledo, two houses down that was built with a handicap accessible shower. Not sure how long it will take to sell that one either. No offense of course. Not to mention the one directly across the street that has been a spec for a year now I think. <img src='http://www.85239.com/desktopmodules/ntforums/images/emoticons/ermm.gif' height='20' width='20' border='0' title='Errmmm...' align='absmiddle'>

i know which two youre talking about dragonfly....there are 4 on our street...one is still just chicken wire and styrafoam and doesnt even have a spec home sign in front yet but according to their website its going to be a spec home for sure.....so sad

I bet the one sitting next door to us (lot 62) is going to be a tough sell considering it has a handicapped tub in the masterbath and no patio cover...but since whoever buys it, will be our neighbor, I hope they are nice folks!

With all the morgage companies filing bankruptcy, good luck to builders selling homes. I bet we will see more specs in Tortosa with this trend. We just bought ours right on time before this went down.

darin the one you speak of is listed at 221K i believe....its just down the street from me...we have 4 specs on our street =(

I looked online at the spec home...you know for 221K, it's not that bad of a deal. someone will buy it i'm sure. People who do want a pool, don't want to deal with the hassle of having one installed and messing up the backyard while the work is being done. well, this house has a pool, which for some people, will be an awesome feature, a move in ready pool. if you figure, most pools are about 10-30K...we were quoted 10K for a downright basic pool all the way up to over 30K if we wanted it to be more specialized...you figure, the house itself is about 168K, plus, a min 10K for the pool, up to 178K for the house, plus the fireplace, plus it's a 3 bedroom configuration, which was about an extra $4,000 for us to do that, so up to about 182K, plus whatever else they did inside and then also having the bigger lot size...i say, for 221K, good price in my opinion.

I did notice all the spec homes, but not just us, all over the place. between mortgage companies falling through and loans falling through, i am sure there will be more spec homes to come.

I just can't imagine, planning to buy a house, paperwork looks good, house is almost finished and then boom, you either don't get final approval for the house or you realize, financially you really can't afford the house...I just can't imagine going through that.

char....we nearly made ours a spec home....we almost backed out of ours when the base prices here in barcelona tanked in january/february...but the builder worked with us and lowered the price on ours some to make it fair

K, I checked out the list of specs and there's 8 now people!! All excepts one of the 1674's are cheaper than ours. I don't know about you but being upside down doesn't feel too good. I really had high hopes for a better market by now. At this rate we'll all be lucky to see any equity in the next few years.
I don't know for sure but if we had waited and were looking now I think it would be hard not to choose a home in Rancho. We looked at the Ryland homes right off Honeycutt that back up to the nice water feature (There's a 2nd Ryland community toward the back) and they're pretty nice. The feature sheet even listed some things as included that were upgrades with Elite.
Very depressing!!

Stop by the sales office and look at the map, if it's been sold it should have a sold sign on the map
