I'm not sure if this has been addressed before here (I'm new to the 85239 community), but is anyone else bothered by the lack of lighting in the main enterance to the Villages at night? From the inside of VRED, it's easy to miss that turn for the exit. It seems like there's a safety issue there and that putting proper lighting in would be a relatively simple thing to do (and the RIGHT thing to do for the safety of residents). Other subdivisions take the responsibility to do it(e.g., the Lakes at Rancho El Dorado).

Am I missing something here?

If you really want to see a change go the the villages website or board meeting and make a suggestion.

Otherwise you are talking in the wind and nothing will be done. Saying things on here does not get anything done. Juat a good place to gripe...

Cliff-
I contacted the HOA back in 2005 about this very same thing. The problem back then was who was responsible for paying for the lighting. I was told that the City or ADOT (can't remember which) helped to foot the cost to light the entrances to RED/CF, but didn't feel the Villages qualified for the same thing.

Additionally, the lights they do put in (the small ones by the palm trees) are repeatedly vandalized and broken as soon as they are put in.

It's actually better now than it's ever been. For a 6 month period in 2005, there were no lights at the Santa Cruz entrance.

I would love to see a more lit up entrance way. With palm trees, lake and clubhouse, I think it could be pretty dramatic not to mention safe.

If this is something that the HOA has to spend $$$ on, then Durpst and Fagenbomb will be all over it trying to stop it and whining about the HOA spending money on something again.

Actually, we requested lights at the main entrance 2 years ago because of the potential for accidents and how dark it was. All we could get at that time was to have the curb painted with white reflective paint and red reflectors placed on it to help find the way out in the dark. There is no infrastructure to add more lights at this time to the main entrance. And FYI with a more than 30% delinquency rate in HOA dues we can't afford to pay for anything extra at this time. (all information given at the last board meeting)

Shouldn't the management company, that we PAY, be collecting on delinquencies?

What else do they do?

CliffinAZ and Copa, please, please post those wonderful questions on the villages website. they are trying to get people to pay and Yes the management company should do collections calls but they don't believe it is their job.

If the management company is useless, then the HOA board members should do collections.

They can visit the houses that are past due and they start court proceedings on the empty investor houses.

That will give them something constructive to do.

Toothfairy, I posted this question on another thread, but I'll post it here as well because it's of crucial importance, as this situation puts the investment of homeowners at serious potential risk (and should therefore be the #1 priority of the HOA above and beyond ANYTHING else):


Based on your posts, the problem seems to be that the HOA is pointing their fingers at the management company, and the management company says it's not their responsibility, so nobody takes primary responsibility or does anything other than point fingers, and the homeowners suffer as the consequence of no effective action being taken by anyone. So my question is: what is the relationship between the HOA and the management company? Are they independent and equal? Or does the HOA hire/pay for the management company, using OUR HOA dues?

If the former is true, the HOA is essentially impotent/powerless to deal with the issue, and it is up to homeowners to see if there's some kind of legal action we can take against the management company. If the latter is true, then it is ultimately the HOA's responsibility to make sure the management company is doing what they need to do or fire them for putting all homeowners in jeopardy through inaction. In any case, if a LEGAL responsibility for this falls on the HOA, then it is up to the HOA to do whatever is necessary--ABOVE AND BEYOND ANY OTHER PRIORITY THEY HAVE WHATSOEVER GIVEN THE POTENTIAL DISASTRIOUS CONSEQUENCES OF THESE DELINQUENCIES--to collect the delinquent fees.

I think they should put large DELINQUENT signs in the yards of those houses that are behind.

They should also cancel their mag-cards, so they don't have access to the gym/pool/tennis courts.

As asked by Tooth Fairy, have you even been to the Villages website? All of this is being questioned and worked out through many discussions there involving homeowners, board members and the management company. Many of your questions will probably be answered by reading the threads there.

To answer the question about the mag-cards, When a Homeowner is delinquent the key cards are deactivated.

To answer the question on the management company- The HOA hires the management company.

Unfortunately to get the board to listen you need to post on the villages website to try to force the issue. The next board meeting is Wed Oct 17th at 7pm come and make your opinion heard before the budget for 2008 is finalized.

because the investor who is selling the home at a super low profit, if any, is going care. Better yet, the homeowner who is going through foreclosure is going to feel compelled to pay dues when they can't pay the mortgage?

They should also cancel their mag-cards, so they don't have access to the gym/pool/tennis courts.


I agree (and they already do), but we can't even keep people with NO CARDS (non-residents) out of our stuff
