Are you looking at Standard Pacific Villages or Meadows? Centex Magnolia or Hickory? New build or Spec.

Let me know and I'll give you some insight into both builders.

Let me start by saying I own a Standard Pacific home in Meadows. I purchased a spec with lots of upgrades and couldn't be happier. The superintendent in Meadows is awesome, the kind of guy you want as your Super. I've even heard good things about him from the trades coming through the development. I've had a few small warranty issues that Standard Pacific resolved with greater than expected results. I'm impressed with the build quality, I have a lot of shear wall in my house (sheets of plywood to give lateral strength to the walls), the quality is on par with some of the botique builders that I've worked with. We even have some 2x6 construction which they never played up.

I cant speak to the build quality of Centex, they seem solid. Based on information at the sales office, they seem to be very environmentally conscious too. My only gripe with the Centex homes is the weird lines in the stucco that make it look as though they were installing it in large sheets. Otherwise, the sales people are friendly, most of the homes have good designs, and they are trying to do the right thing for their customers. My understanding is that they do build a fine home as does Richmond American.

The lines in the stucco are used so the stucco does not crack. At least this is what a Standard Pacific super told me. I guess stucco natuarally cracks due to the heat, cold etc. and this minimizes the cracking. Now stucco is really just cosmetic so little hairline cracks isn't anything to worry about.

I think Centex and Fulton homes use this process.

We own a Centex home in hickory. We love your home. anytime issues come up the customer service people have it fixed ASAP. Most home builders do a 1 year warrentee on your home, Centex does a 2 year. Centex has been know to fix or place things way after the warrentee has expired also. I got this info from a friend who works in the warrentee department. Our experience with the home building/buying has been very easy with centex.

Why did Centex change the names of their subdivision? The sign now says River Birch instead of Hickory.

We have been in our Standard Pacific Home for 3 years in RED, and LOVE IT. Everyone was great, and listened to all our questions. We purchased a new build, and were out talking to the sales guy every weekend!

We are in Standard Pacific in Glennwilde. Are the homes the same floorplans in RED? We rented in RED and saw the signs for Standard Pacific but could never find them. Where in RED are they? I would be interested to see what the Standard Pacific area looks like compared to the homes in Glennwilde.

We currently rent a Standard Pacific in RED. All the homes are 1 story. Phase 1 is behind CVS area(between the streets of Rio Grande and Bedford, off the parkway) and phase 2 is located by Pima Butte Elem. The only floorplans that were offered in RED that are also offered in Glennwilde is the 1722 sq ft, and the 1905 sq ft homes.

I can tell you that Centex has been rated very highly by JD Powers (2nd nationwide after Pulte) and keep in mind these ratings come from consumer surveys from actual homeowners. Other than that I think it mostly comes down to personal preferences.
