Just out of curiousity. Can we assure that those who are recieving the letter(s) are reading it and not treat it as "junk mail"? I wonder what was the success rate of collecting the fines/fees? i know this appears to be a dumb question, but are excuses going to be allowed when people said "I didn't receive the letter".

The HOA can't assure they read the mail, but that won't be an excuse that gets them out of paying a violation. The board is having Kriss put together a total of how much violation money our legal company is collecting, so that should be interesting to see. Our monthly financials show how much the HOA is collecting in violations each month.

I just got a fine letter. Please, someone PM me so I can have them drive by my house and tell me what's wrong with it. There is absolutely nothing, nothing wrong with the landscaping. The letter states weeds. There are NO WEEDS. Jesus Christ. Ogden went from an HOA managment company that didn't do diddly squat to a company that's run by Nazi. I'm calling Kris on Monday to request visual proof. Thank god I'm renting my house out in a few months and getting the hell out of this neighborhood. Honestly, HOAs like this are exactly why people have such issues with them in general.

If you just received a fine letter, that means you have already received a warning letter. Did you call Kriss after you received your warning letter? You could have picked all of your weeds this afternoon so driving by your house at this point won't do anyone any good because no one really knows what your yard looked like yesterday vs. what it looks like today. Don't take that the wrong way, it's just a fact. Maybe Kriss did get it wrong so ask him if he does have a picture. Hopefully he does and you can prove it's not your house. Good luck and sorry to hear you are leaving the community.

I agree wholeheartedly. We are so sorry we ever bought a house in Senita. We moved back to our property in Hidden Valley. We're also renting our house out beginning July 1. I could have told you a long time ago that Kriss L is a nazi.

I think they're going hard on the homes that are occupied b/c they know they can collect. We received a letter for my neighbors garbage while my other neighbor has a 5ft. weed in the front yard. I drove around today and they need to send out some more letters (occupied or not). There's a house with a couch in front and trees that look as thou they have never been pruned. What about the house with no gargage door?

dfl, I totally agree. They aren't getting their HOA dues from foreclosures, etc. so they are going after easy targets. That was an easy one to figure out. I know someone in Senita who has an absolutely perfect yard, and now they're threatening to send someone to clean her yard and charge her $250 plus a $500 fine! I haven't ever seen a weed in her yard! If this type of thing keeps up, Senita HOA will have a good class action lawsuit against them. They are definitely trying to make up for a loss of dues by issuing unwarranted violations to residents who are here. That is not right.

Has this person you know spoken with Kris and asked for proof of the violation? Seems a bit extreme if the yard is "absolutely perfect". IMO it seems you are so angry that you are throwing anything you can out there to put this community down. IMO

If you get 3 letters for the same violation - then you deserve to be fined. I have lived here 2.5 years and have never gotten one violation. Kriss doesn't just send out violations for the fun of it. He doesn't get bonuses for giving out violations. People just need to realize that their front yard needs to be maintained better and trash cans need to be put away on non trash days. If you don't like the rules, you shouldn't have purchased in an HOA neighborhood.

If someone with a so called perfect yard is being sent letters, there is either a house number error (which Kriss will totally acknowledge as these things happen) or it's only perfect in your eyes. Kriss is just trying to help us all to protect their investment so a nicely maintained yard is the easiest way to start as that's what people see as they drive through OUR neighborhood. If you think your yard is perfect, call Kriss - e-mail him a picture that shows your yard & house number and hopefully it was just a mistake. If not - maybe your definition of perfect is different then everyone elses and clean up your yard.
