I love moving to CS, its very convient, the houses and community is well built, and there are not a whole lot of houses for sale or auction that plagues other developments.

The HOA fee also includes basic cable from Orbitel. Cobblestone, IMO, is one of the nicer communities (still has it's share of problems and eyesores) and the location really can't be beat. The HOA management company just changed, so we'll see how they do.

The best is the splash pad and watching non residents caress the head like a crystal ball trying to get the water feature turned on. I always assist in getting it turned on, however it makes for a good laugh...Like all nieghborhoods, we have our share of problems. At least you don't drive down the street and see the sorrowing sight of every house on the right and left for sale, auctioned, short saled, or forclosed.

Would you say that there are more home owners in the neighborhood than renters???

Yes, most people own their homes.  When we moved here, we had to sign papers stating that we were not investors, and that we were going to be living in the house. They would not sell to investors back then.  It's paying off now. I think almost all of our neighborhood (Sunrise) are owned by the families that live in the homes.

I love it here, and love all my neighbors.  Hope you decide to move in!

on my street in moonlight, there are 10 empty homes, some spec, some investments that never have been lived in.
i too had to sign the 'i wasn't an investor' thing. i intended to live here for at least 5 years, so it's not too much of a big deal to me anyway.
i like that i don't have to deal with the trains, or the traffic "in town". first to get home, first to leave town!

"just a girl": when did you sign on your home? we are renting and our landlords built this home and signed on it in Jan '07, and then we moved in the end of Feb '07. I wondered if this claus was in effect back then and they are breaking the rules.
they told us that they were going to move into this home, but his job worked out differently so they needed to stay in San Diego, but I have a feeling now that they are investors (since they own three others homes in Maricopa). I wonder if they could get in trouble!

We just bought a home in Cobblestone. I currently live in RED. I look forward to Cobblestone in a few weeks. Screaming deals right now from Fulton. Seems like they are trying to get rid of the final houses.

When we bought our current home, we also had to sign a contract stating that we weren't investors and that we wouldn't rent our home.....one month after we moved in, the builder opened it up to investors and we were inundated with renters and empty homes. We want to be in a neighborhood with less renters.....it seems, in our neighborhood at least, that the home owners care more about the property than the renters do.

we signed in Feb 05, house was done Jan 06. there were plenty of investors who lied, i think, because my street is mostly investment homes and they were all signed for w/in 2 weeks on either side of when we did.

While on the subject of what we signed for, what about the back yards? We, the originals, signed that we would landscape our backyards three months after moving in. I still have yet to see some of my neighbors complete their backyards. Usually I would'nt say anything, however it creates a dust bowl when the wind blows hard. Not to mention selling your home and seeing, out the upper floor window, a bunch of weeds surrounded by dirt!

j j, yes! I signed that I would have my yard in 90 days. neighbor to the left still hasn't done it and neighbor to the right just did his last month.
if they couldn't enforce it, why make us agree to it?

What makes you assume I live in a two story? No I don't peek into the windows, however, I DO care about the C.C. & R.s' that I abide by smart person( guy or gal).
