if you go to the Vestar Development home page and click on "Property Development" you can download the brochure that shows the drawings and what not for the shopping center. unfortunately, there's no info as to construction time lines. maybe try calling the Vestar office and see if they can give any info???

Last information that I knew of was that Vestar would start building when the population got nearer to 100k.  They were projecting about 2010.  But that might have changed now that the market has changed.

If they are waiting for 100k you should add at least 5 years on that.

Thanks,

Maybe even more than 5 years. I think once the market improves, others will think about selling and moving elsewhere. I know that thought has crossed my mind, but who knows.

When the market improves, folks will be in the same boat they were three years ago.  As in, "can't get a house this big anywhere else."  Folks who are tired of exurban life will leave, but a new crop will show up here looking for the same sorts of things we were all looking for when we arrived.  It's a cycle.

(However, even with that new crop I fully agree wth you that there is no conceivable way we'll have 100,000 people out here by 2010 or even 2012.  That number was bogus when the city spread it around three years ago, and it's even sillier today.)

Seems like there are lots of people on here who are authorities, just where do you get so much information?

We at around 32,000 people now......I highly doubt we will be at 100,000 in 2-3 years as it took 2-3 years to get to 32,000...........

I walk outside at 8pm, look up at the sky and thank God that I can still see the constilations. 32k vs 100k ---- 2 or 3 yrs, maybe 10---- WHO THE HECK CARES!????? Not enough turn lanes, too short turn lanes, too many speeding tickets, not enough red light tickets, having to trek all the way to chandler, WHO THE HECK CARES!????? You bought a home in a BREAKFAST COMMUNITY!!!! You have 20 plus basball teams and 2 parks. Practice times are going beyond the bedtime of these kids. Get a grip! You who want EVERYTHING at your fingertips never should have moved here. I tell ya, go outside, look up at the sky and if you can't see the big dipper, you are missing a lot of life. Hug your kids. Tell your partner you love them, and when you confront a motorist that ticks you off, think of your kids and partner, and just let that angry thought pass you by. Get your priorities straight! A MALL??? ARE YOU FOR REAL??????

Ohhh, I'm not an authority on anything.    What information are you referring to?

I heard they won't be building this until the hooters behind CVS is finished.

I also had spoken personally to Vestar several months back in regards to the ground breaking. They said "tentatively 2010" , I take that as when they feel the populations is large enough here, but definitely no time before 2010.

This article is in reference to the difficulties many malls and shopping centers are having keeping tenants in light of the recent economic problems: http://www.msnbc.msn.com/id/23548101/

"...more retail space is coming to the market just as consumer demand is falling. Another 130 million square feet of retail space will become available this year, she predicts, on top of last year’s 143 million. That is well above the average 100 million square feet added per year earlier in the decade.

As a result, markets like Phoenix, which had a retail boom, are expected to see the most dramatic increases in vacancies. Phoenix’s rate is expected to more than double to 10 percent by the end of 2009 from 4.4 percent late last year, according to Property & Portfolio."

Arizona Mills, Chandler Fashion Center, Fiesta Mall and Superstition Springs all have had problems in the past few years keeping tenants. That was when times were good, and everything was supposedly on the up and up. Now, the economy is on a severe downswing and malls are suffering just as much as everyone else.

The article also mentions Paradise Valley Mall as having tenant difficulties. Seems that if these well-established malls and shopping centers can't attract/keep tenants, I don't believe Vestar would compound the problem by building a new mall here in Maricopa. We don't have the population, location, or exposure as these other malls do, so it's going to be twice as difficult for our mall to succeed when times are good (which is far from our current situation).

Vestar is going to hold off a LOT longer than 2010 for our mall, despite what the city council is praying for. They're not going to make the mistake of putting a mall in an area that can't support or attract tenants. Vestar tends to do their homework when it comes to making final decisions (I'm not saying they get it right 100% of the time, though).

I believe the current population estimates on cityofmaricopa.net also have us exceeding 100K people by then, too. Uhhhh.... yeah. That probably needs to be updated.

Having a center similar to Tempe Marketplace or SanTan Village (granted, that one is Westcor) would help this town ALOT! How much tax revenue is the city missing from those of us who do all of our shopping in Chandler, Gilbert. etc.?
I was horribly disappointed to see Mountainside backout..hopefully that will not be the start of a trend. One little discussed topic.. Fresh 'n Easy, has anyone heard if they are still onboard to open here? They don't have a coming soon area on their website.
This may be a waste of my energy and time, but I am going to start to lobby the hell out of all these companies.. expressing how much people want them out in Maricopa...and in turn I am going to become a frequent attendant at city council meetings.
I cannot sit idly by, feeling frustrated but not acting on that frustration.
I will post any word I hear from these different companies as I implement my come to maricopa lobbying campaign.

maricopa_jjn.....I don't know if you were joking but I'd be willing to help if your serious about starting a volunteer lobby effort. I know our current business development guru in the city has a P.H.d and all but where's the progress. As a national business development manager I'd love to pitch in.

me too...I am definitely interested in helping with any effort to bring QUALITY businesses/retail  to Maricopa. I don't know about the rest of you, but I actually moved to Maricopa with a long term plan to make this my home.  I want to live and shop in the same city!  I say, no more trips to Chandler and Ahwatukee! Let's lobby our little booties off and do for ourselves and our city, what our own city government IS NOT doing for us!

chevyguy & maricopamoon.... I called Hatten Holdings and left a vm for Billy Malkovich who was quoted in the 85239.com article. I received a call back from who I assume is Billy's admin..she said she couldn't quote on the cause for the pullout however they still have intentions to build here, possibly in '09. I told her to make note of my contact # and if they want to a grassroots movement started I would head it up. I do appreciate the fact that they responded within the day despite the fact it wasn't Billy who made the callback.
I emailed David Larcher w/Vestar...no response.
Maricopamoon, I share your sentiment, I would llike to shop & live in the same city...but alas that is currently not the case.
Did either of you, or anyone else on the forum happen to read the article in the latest issue of the communicator about this... they put quite a different twist on it from the city's perspective. It's unfortunate that Morfessis wasn't available to comment for the article though.
